Density calculations based on Buildable Area which removes Hazard Areas(Very Steep Slopes, wetlands, river corridor, street Right of Ways, Special FloodHazard Areas, and other possible environmental limitations). Refer to DensityNote #1 below for removal of Habitat Blocks and Very Steep Slopes from thesecalculations.
Buildable Area = 87.6 ac - 27.7 ac - 0.6 ac - 3.9 ac - 1.5 ac = 53.9 ac
Allowable Density = 12 units/acreMaximum Density = 53.9 x 12 = 646.8 units = 646 units allowed
Density Calculation Notes:
1. Applicant believes review of this application is subject to limitations set forth in 24 V.S.A§ 4413, titled “Limitations on municipal bylaws,” which limits regulation of qualified uses,
including schools and educational institutions, to specified criteria and only to the extentthe regulation does not have the effect of interfering with the intended functional uses.
Habitat Blocks and Steep Slopes are not subject to regulation per 24 V.S.A § 4413.Other mapped natural resources apply per state environmental regulations.
2. The wetland analysis was performed as a desktop review by Arrowwood Environmentaland is based on LiDAR contours, soils, VSWI advisory information, and availableimagery.
3. Very steep slope areas are based on orthophoto based topographic mapping prepared
by the SELLS Mapping Company for the University of Vermont.
4. The River Corridor limit is based on information extracted from the South BurlingtonCity Map Viewer.
