The site development proposes three separate buildings that include a financial institution at the corner of Shelburne Rd and Swift St; a mixed-use building with frontage on Shelburne Road with first floor commercial and three (3) residential dwelling units on the second floor; and a multifamily residential building with 27 rental units on the eastern side of the parcel. The following is a summary of existing and/or past flows and new proposed flows. Existing/Past Wastewater Flows: Bourne’s - 760 Shelburne Rd Service Station with 8 fueling positions and a 2,100 sf convenience store No historic information was found regarding water or wastewater allocations Therefore, use existing ANR flows as follows: 2 employees/shift x 13 gpd/employee = 26 gpd 8 fueling hoses and public toilet x 125 gpd/hose = 1,000 gpd Bourne’s - 31 Swift St Mixed Use Building - 5,760 sf (1,500 sf auto service + 4,260 sf general office) No information regarding water or wastewater allocations Use 10 employees x 15 gpd/employee = 150 gpd Pizza Hut - 764 Shelburne Rd Restaurant Size = 100 seats Documented Wastewater Allocation = 2,400 gpd Total Existing/Past Wastewater Flow = 3,576 gpd Proposed Wastewater Flows: Financial Institution (corner of Swift & Shelburne) Bank with 3,250 GFA and 10 employees (no showers) 10 employees x 15 gpd/employee = 150 gpd Mixed-use Building (south of bank, fronting on Shelburne Road) 1st Floor Commercial: Space for two commercial tenants Commercial 1: 4 employees (no showers) Commercial 2: 2 employees (no showers) Use 6 employees x 15 gpd/employee = 90 gpd 478 Blair Park Road Williston, VT 05495 802 879 6331www.tcevt.com42 Mapleville Depot Road St. Albans, VT 05478 802 528 5116 Civil Engineering Environmental Services Land Surveying Landscape Architecture 22-523 Bourne Re-Development Shelburne Road and Swift Street, South Burlington December 16, 2022 2nd Floor Residential (2) 2-bedroom units x 210 gpd/unit = 420 gpd (1) 1-bedroom unit x 140 gpd/bedroom = 140 gpd Multifamily Building 3 floors of Residential: (27) 2-bedroom units x 210 gpd/unit = 5,670 gpd Total Proposed Wastewater Flows = 6,470 gpd Net increase in design flow = 6,470 gpd proposed flows – 3,576 gpd existing/past flows = 2,894 gpd. Therefore, the requested allocation is for an increase of 2,894 gpd of wastewater flow.
