Hi Marla:
A couple of comments from me:
1. It’s not clear to me how the applicant is proposing to meet the street requirement for lots 1-1 to 1-4. A dead end
street must not exceed 200’ in length and culs-de-sacs are prohibited “unless the DRB finds that physical right-
of-way limitaƟons, other legal constraints, incompaƟble land uses, or Hazards or Level I Resources idenƟfied for
protecƟon under ArƟcle 12 preclude required street connecƟons.” [15.A.14B(5)]
a. Are they proposing that the segment east of lot 1-1 is a driveway serving two lots? Recommend the
Board look at this closely.
2. Related, if the Board finds this acceptable, I would strongly recommend the Board require that these accessed
be required to remain private [15.A.14C(4)]. They will also need to show a proper turn-around at the end of the
road.
3. The lot line between lots 2 & 3 seems odd. Why all the jogs? Lots should be rectangular in shape (15.A.16C(9)].
The setback to accessory structures can be less than shown.
Finally, the dimensional info on the plan sheet are incorrect. They state that the smallest lot size is 3 acres, except for lot
4, and that is no accurate for 1-1, 1-2, 1-3, and 1-4.

The Wrights have dialed back their subdivision for permiƫng cost reasons. I’ve scheduled their revised sketch to be
heard on January 17, which means my packet is due January 10. Please provide comments before Monday January 8 for
incorporaƟon into the staff report.
I am not asking other departments for review because I feel confident in my ability to adapt the previously-received
comments to this revised applicaƟon.

Master plan sketch plan applicaƟon #SD-24-02 of WGM Associates to subdivide an exisƟng approximately 10.0 acre lot
developed with three homes into seven single family home lots ranging from 0.67 acres to 3.0 acres and one 1.0 acre
