The fooƟng drain is located enƟrely outside of the wetland buffer. ExisƟng sloeps in this area average 23% and are classified as a Level II resource per the LDR’s. As previously menƟoned, the fooƟng drain ouƞall was added aŌer the previous approval. Originally the intent was to Ɵe the fooƟng drain into the storm sewer system but it ended up being these grades didn’t work so this needed to daylight elsewhere. In looking at exisƟng grades around the proposed building, it was determined that the ouƞall shown on the aƩached plans was the most logical locaƟon. Thanks again, Dan Daniel Heil, P.E. OŌen they do street names as last on their agenda, but if someone wanted to aƩend (to answer quesƟons) you might be able to request it be moved earlier in the evening. Their packet should publish towards the end of the day today. I see that you’ve used a different Phase 2A limits than was most recently approved. For simplicity it is my preference that you do not change the phase 2A limits except where necessary. Accordingly, I have a few quesƟons. Numbering matches the numbering in your cover leƩer. 2. Work should not extend beyond the approved Phase 2A limits. Please adjust limits on plan to verify this is the case. The Phase 2A limits have been modified to include uƟlity stubs, the temporary asphalt path, the bicycle racks and the proposed temporary access drive. As part of this site plan amendment we are requesƟng a modificaƟon to the Phase 2A limits to accommodate these items. 6. I believe this a locaƟon that requires modificaƟon of the Phase 2A limits for a physical reason (landscaping). Please confirm you are requesƟng modificaƟon. Correct, we are requesƟng a modificaƟon. 3 7. This goes hand in hand with #6 with respect to Phase 2A limits. Correct, we are requesƟng a modificaƟon. 10. Why is there an ouƞall needed when there was not one provided before? Please demonstrate this new ouƞall is not in a wetland buffer or impacƟng steep slopes. I don’t see any supporƟng informaƟon in your submission; please let me know if I’ve missed it. The ouƞall is needed to daylighƟng the fooƟng drain for NDMF I and was added aŌer the previous site plan approval. I will follow up separately with supporƟng informaƟon and documentaƟon regarding wetland buffers and steep slopes. 14. I am not seeing these roof terrace stairs on the previously approved plans and you have not provided a sheet reference for this submission. Please clarify where this informaƟon can be found on previous approvals and current submission. 15. I am not aware of an exisƟng condiƟons plan for the property, either with previous approvals or this submiƩal. Please confirm this “temporary access drive” is not a new feature but is rather an indicaƟon of an exisƟng feature to be retained. Please see aƩached for the exisƟng condiƟons plan for the parcel. The proposed temporary access drive generally follows the exisƟng drive aisle, however it has been modified slightly to provide larger turning radii and a turnaround for emergency vehicles. Finally, if you are willing to provide a word version of your cover memo, I think it would be easier for us to have quesƟon and response right in that document.
