My comments are on this sketch plan are:
In a future submission the applicant should provide informaƟon related to wastewater conveyance. Will the
exisƟng buildings be connected to city sewer at this Ɵme? Presumably the applicant plans to connect to an
exisƟng wastewater gravity pipe located to the east without needing a pump staƟon. Please note that any sewer
mains should be included in road ROW and not in their own easements that run across private lots.
In a future submission the applicant should provide informaƟon related to stormwater treatment and
permiƫng. If the applicant requires a state stormwater permit then please provide informaƟon showing that all
lots subject to that permit will be part of an AssociaƟon.
I support construcƟon of roads to the property boundary.
Driveways: Consider the use of shared driveways to minimize impervious surfaces.
In a future submission the applicant should idenƟfy what, if any, porƟons of the development they’d like the City
to consider accepƟng as public infrastructure aŌer the project is completed.
Is it feasible for a building lot to be located in the center of the “circle” made by the proposed road? Consider
whether or not that area be beƩer uƟlized as the “civic space”.
Consider renumbering lots so that they do not need dashes.
Hinesburg Road is owned by the State of Vermont and coordinaƟon with VTrans will be necessary for work
within the ROW.

Hi Team,
We have received a sketch plan applicaƟon to subdivide the Wright’s property on Hinesburg Road for the purpose of an
11-lot single family home PUD. They’re quesƟoning the requirement for a public street connecƟng to the property
boundary, but without it, their project is prohibited on several counts. My strong suspicion is that the road
configuraƟon will be reworked but will sƟll potenƟally include a loop with a “tail” on the northwest and southeast
corners. There will be at least one if not two more stages of review.
Please provide your comments by Friday 11/10 for incorporaƟon into the report.

Sketch plan applicaƟon #SD-23-15 of WGM Associates to subdivide an exisƟng approximately 10.0 acre lot developed
with three homes into a general PUD consisƟng of 11 single family home lots ranging from 0.38 acres to 1.14 acres and
one 1.0 acre open space lot, 850 Hinesburg Road.
