HomeMy WebLinkAboutSD-23-15 Sketch Plan - Supplemental - 0850 Hinesburg Road (9)October 17, 2023 Marla Keene, Development Review Planner City of South Burlington 180 Market St South Burlington, VT 05403 RE: Sketch Plan Application for Review (TCE Proj. # 23-015) 850, 900, & 950 Hinesburg Road, South Burlington, VT Dear Marla, Please find attached a submission for a Sketch Plan application submitted on behalf of the landowner and applicant, WGM Associates, for a proposed 11-Lot Residential PUD on a 10 acre parcel that includes residences at 850, 900, and 950 Hinesburg Road. This application seeks approval for the creation of three (3) lots to each encompass one of the three existing single-family homes, and eight (8) additional new residential lots. The Land Development Regulations also require that a “Civic Space” lot be part of this major subdivision. This project is classified as a major subdivision. The project is located in the Industrial-Open Space (IO) zoning district. Single family dwellings are a permitted use in this district. For this zoning district, the residential density is 1 dwelling unit per 3 acres. However, with the passage of Vermont Act 47, Bill S100, the density of dwellings on a parcel served by municipal and water can be 5 dwelling units per acre. It is for this reason we are able to propose 11 lots, as this property is served, in our opinion, by municipal sewer and water. A new private roadway is also proposed as part of this project to serve the new lots. The submission elements included in this application package include the following: Complete Sketch Plan Application Form Cover letter (this document) Narrative Plans: o Existing Conditions Site Plan (1 full size and 1 - 11” x 17” copies) o Sketch Plan (1 full size and 1 - 11” x 17” copies) o City Map Viewer Map List and address of abutting landowners We have calculated the Sketch Plan application fee as follows: Base fee of $363 plus $25/residential lot for the first two lots, plus $50/residential lot for lots 3-9, plus $25/residential lot for lots 10 & 11. The total fee due=$813.00 We anticipate that the applicant will provide payment of this fee upon acceptance of this application package.
