Thanks for taking a look through the application materials.
As far as the earthwork volume, my understanding in talking with Ken is the intent is to continue to add fill to
the site until it approaches the existing grade along Berard Drive (+/-279').
Based on using a proposed finish grade of 275' (slightly lower than Berard Drive) and within the limits of fill
shown on C-1.2, the estimated volume of fill for the site is approx. 45,000 yds.
There is no proposed widening of the existing southern access drive, only proposed minor clearing of ex.
vegetation to increase the southern sight distance as well as placing a "Trucks Entering" sign along Berard
Drive 500' further south.
At this point the stormwater management system for the site would just be in general terms. Since there are
already existing catch basins and an existing storm pipe located in the northern part of the site which conveys
runoff from portions of the site as well as from Berard Drive, it seems like the most practical approach would
be to convey the stormwater runoff into this existing stormwater system once the site reaches finish
grade. The site would continue to use EPSC measures such as swales, gravel berms and settling ponds as the
site is filled and built up.

from the site or a statement that no material is to
be removed or imported.
Please provide a volume which will be the total
placed once the site is filled to the proposed
grade. This will be used as a cap / upper limit if
the Board approves the project.
All means of vehicular access and egress to and
from the site onto public streets, and all
provisions for pedestrian access and circulation.
Please provide more information about the
proposed driveway widening.
There are a lot of application submission requirements that are technically not being met but it is my opinion that they
are not really applicable to the proposed project. It is ultimately the Board’s decision on whether to waive
requirements, and so it may come up later that they want you to show a more robust EPSC plan, for instance.
I do expect our stormwater section to want to see more information about the stormwater management
system. Anything about the design that you have in-house now that you can share would help keep their comments
focused rather than general.
