I believe this should be all you need, but if you need anything else please let me know. I will plan to have a check dropped off tomorrow for the required fee of $113. In terms of logisƟcs, I am filing this now hoping that it can issue prior to the amendment request discussed below regarding the height waiver and adding back in the O’Brien Farm Extension units. I think it will be cleaner if this is approved and recorded, and then the Plat Plans will not be changing simultaneous with another review which could cause confusion. That said, we are hoping to file the other amendment in late October, and so if that Ɵming doesn’t work, please let me know. Thank you. See: 15.C.01A(1) & (2) 15.C.07G(1), (2), & (3) 15.C.07A 15.C.04(C) Instead of responding to each of these standards, I would recommend reviewing them in total and demonstraƟng how the requested waiver results in a beƩer project, using the language of the purpose statements of the applicable zoning districts, comprehensive plan, and PUD type. If you’re looking to modify footprint lots, I would recommend submiƫng as a boundary line adjustment, since the City does not recognize footprint lots and it gets messy to involve the DRB in a “null” approval. Its been a long Ɵme since we had any permits with you guys. I cant wait to get another one started. 4 I am reaching out wondering if you could provide some guidance on how to proceed with an amendment to Eastview, to add back in the townhomes on O’Brien Farm Road extension that we needed to remove as the Board did not have the authority to waive height under the previous ordinance. I am sure you recall how these needed to be pulled out of the plans at the final hearing. Your new ordinance is very different from what we have been working under, but it appears as though this amendment to place these units back in the project would fall under the “General PUD.” I reviewed that standard, it seems the board is granted authority to waive dimensional standards, which I assume includes height? In this case, could you advise what criteria in the new regulaƟon we would need to address in our applicaƟon to the Board/what standard the board would be looking to ensure our request complies with? We may also have a few addiƟonal minor requests of the Board in our applicaƟon. I assume the Board would have the authority to amend the size of footprint lots in the approved plat plans under a minor amendment? We would like to increase the size of a few footprint lots, to allow for a first floor master unit to fit, where it otherwise does not. That unit is already part of the mix of approved homes. I may have a few other misc. items to include, but in large part, these are the big items we are looking to secure in the near term. I appreciate your help in clarifying the process forward.
