HomeMy WebLinkAboutAD-23-01 - Supplemental - 0500 Old Farm Road VIA ELECTRONIC MAIL September 27, 2023 South Burlington Planning and Zoning City of South Burlington 180 Market Street South Burlington, VT 05403 Re: O’Brien Eastview Planned Unit Development Final Plat Good Afternoon: On January 20, 2023, the City of South Burlington issued Final Plat SD-22-10A (the “Permit”), permitting the Eastview Planned Unit Development, as outlined in the Project plans and documents submitted. At this time, O’Brien Eastview, LLC, the Project owner and Applicant, is filing to request a slight change to the approved plat plan, specifically Sheet PL-5 of the approved plan set. Specifically, the Applicant is looking to increase the depth of footprint lots: 37-1, 37-2. 37-3, 35-11, 35-12, 35-13, 35-14, 35-15, 34-8 and 34-10, from the previously approved depth of 57’ to a new depth of 76’, the “Project.” A complete boundary line adjustment application is attached as Exhibit 001. The reason for requesting this change is to allow the Trillium home plan to fit within these altered footprint lots, enabling its construction and sale in compliance with common lending practices, and the requirements of the association documents pertaining to common land, footprint lots and constructed homes. As currently drawn, the Trillium home plan would extend beyond the footprint lot, into common land. The elevation for the Trillium home plan is unchanged from what was previously submitted and approved as one of the suite of plans available in the neighborhood. The plan itself as submitted with the original final plat application is attached as Exhibit 002. As you will see on the draft plat plan, attached as Exhibit 003, the increase in depth of the footprint lots does not encroach or reduce the minimum setbacks to neighboring properties already established. Only Lot 37-1, 37-2, and 37-3, abut a neighboring property. In this instance, existing Lot 37- 5, is significantly closer to the neighboring property than the proposed changes. Given this, no setbacks must be reduced or amended as part of this request. We believe that the attached plan, application, and narrative provide the information necessary to review this project, but we are happy to provide any additional information required.
