WHITE STD Tony Lafayette has submitted a revised final plat showing several minor revisions to the final plat which was approved on 5/2/89 (minutes enclosed). The proposed revisions are summarized below as well as on the letter submitted by the applicant (enclosed). Building footprint: The back deck on each unit has been extended by two feet, thereby increasing the building footprint. The house size remains the same. Building coverage requirements are met. Parking: The front parking lot is being increased from 5 spaces to 6. This raises the total number of spaces from 8 to 9. Landscaping: The landscaping plan was revised based on sugges- tions by Leisure Life Gardens. The value of the new plan is the same as the approved plan. Garden: The revised plan shows a garden area in the back yard. Other: The units are to be sold as "Townhouses", where the buyer owns the building and the 18 x 40 piece of land under it. The plan shows parcels 1, 2 and 3 for the individual units and parcel 4 as the common land surrounding the building. The applicant's attorney suggested the plat be recorded in this fashion. I showed it to Steve Stitzel and he has no problem with it as long as we reviewed this as a subdivision, which we did. I would suggest, however, that it be stated in the motion that for the purposes of zoning, the Planning Commission recognizes this application as a 3 unit residential building on one parcel. 4) LARKIN, COMMUNITY CARE HOME, WILLISTON ROAD John Larkin proposes to merge 4 lots and adjust boundaries at 1510 Williston Road to create 2 lots of approximately 1.2 and 2.1 acres. The four lots involved include the Pillsbury Manor lot, the single-family house lot to the west, the former N.C.R. build- ing lot and the vacant lot directly behind the N.C.R. lot. Pillsbury Manor would remain on the new 2.1 acre lot. The white house and N.C.R. building would be razed and a 20,000 square foot, 40 unit community care home would be constructed on lot 1.
