Hi Marty,
My comments are below:
1. EPSC Plans should be updated to show silt fence running along contours, rather than perpendicular to contours.
Silt fence is not effec!ve at the top of slopes and can be removed from areas with no contribu!ng disturbed
area. Spacing of silt fence should be consistent with common prac!ce outlined in the Vermont Standards and
Specifica!ons of Erosion Preven!on and Sediment Control, rather than simply placing silt fence around the
perimeter of the property. Finally, J-hooks should be u!lized where silt fence terminates, or as needed on
slopes.
2. The DRB should include a condi!on requiring the applicant to regularly maintain all stormwater treatment and
conveyance infrastructure.

Hi All,
This applica!on is final plat #SD-23-08 from Rivers Edge Building Development, LLC for the 3.6 acre “Park Road Area”
phase of a previously approved master plan for a 450-acre Golf Course and 354-unit residen!al development.
This planned unit development consists of consolida!ng three exis!ng lots for the purpose of construc!ng fourteen
dwelling units in two-family homes on two private roads at 1170 & 1180 Dorset Street.
This project may seem familiar to some; the DRB approved the preliminary plat (#SD-22-03) in May of 2022 and all
departments would have been asked for comments at that !me as well.
Please provide comments to this applica!on by Friday, June 9.
As a reminder, comments you provide are inserted directly into the staff report for the project, so please frame your
response for public consump!on.
