HomeMy WebLinkAboutSD-23-08 - Supplemental - 1170 1180 Dorset Street (19)1 Marty Gillies From:Tom DiPietro Sent:Thursday, June 8, 2023 4:44 PM To:Marty Gillies Cc:Erica Quallen Subject:RE: DRB comments due 6/9/23 - final plat for 7 duplexes on 2 private roads, 1170 & 1180 Dorset St. Marty, I’d like to offer the following comments on this applicaon: · Please confirm appropriate sight distances for proposed crosswalk. · Install pedestrians warning signs on both sides of sign posts to improve visibility. · There is no sidewalk between this project and golf course road to the east. I recall discussion of this sidewalk connecon in the past. Is anyone currently responsi ble for construcon of this sidewalk and when will it be put in place? · Was there a discussion of adding sidewalk from this project to Dorset St. on the south side of park road? · Install stop signs on side streets. · Sheet #3 is very busy and difficult to read. · Based on the plat, it is our understanding that the wastewater pump staon will remain private. · Who owns the force main that the project is proposing to connect into? Plat shows that there is an easement to south Burlington, but I don’t think that the City ever accepted this easement. · The project proposes a berm with landscaping as a visual barrier to Dorset Street. This will add 4-5 of material and landscaping over the exisng force main. What o ther screening opons are available? This condion is not acceptable if the City is to accept ownership of this force main (see above note). · Shared use paths are 10’ wide. Detail shows 8’. However, I don’t see any new paths proposed so this detail may be moot. · Ensure access to SW forebay for maintenance is possible without having to remove trees. · The plans reference a pump staon and easement to t he city east of unit 12. I do not believe that the City ever accepted this easement? Will the pump staon be rem oved and proposed easement eliminated? Thank you for the opportunity to comment. -Tom From: Marty Gillies <mgillies@southburlingtonvt.gov> Sent: Thursday, June 1, 2023 8:36 AM To: Dave Wheeler <dwheeler@southburlingtonvt.gov>; Tom DiPietro <tdipietro@southburlingtonvt.gov>; Jay Nadeau <jay.nadeau@champlainwater.org>; Craig Lambert <clambert@southburlingtonvt.gov>; Ed Spooner <espooner@southburlingtonvt.gov>; Terry Francis <tfrancis@southburlingtonvt.gov> Subject: DRB comments due 6/9/23 - final plat for 7 duplexes on 2 private roads, 1170 & 1180 Dorset St. Hi All, This applicaon is final plat #SD-23-08 from Rivers Edge Building Development, LLC for the 3.6 acre “Park Road Area” phase of a previously approved master plan for a 450-acre Golf Course and 354-unit residenal developm ent. 2 This planned unit development consists of consolidang three exisng lots for the purpose of construc ng fourteen dwelling units in two-family homes on two private roads at 1170 & 1180 Dorset Street.
