Lot N was created by the subdivision (#SD-19-24) associated with Garden Street (south of Market Street) and the Prospect Place lots (Lot M1-M3) at 112 Garden Street. The Development Review Board discussed the Sketch Plan application on May 2, 2023. This project is located in the Form Based Code District. Therefore, this application only involves the proposed subdivision, and does not propose or include any site development details. Review of the proposed site development on the individual lots is currently underway through the Form Based Code site plan review process. Lot N is proposed to be subdivided into three lots. This subdivision is necessary to create Lot N3 for the planned street right of way as required by LDR 8.04.B(2). A 'support street' with a 60 feet wide right of way is proposed per LDR Article 11A - Street Typologies. Lot N2 will be created to place the existing storm pond on a separate parcel. This existing storm pond was approved by #MS-19-05 and ZP-19-339. Lot N1 will be for future site development which is the subject of the pending Form Based Code Site Plan Review application. No development or uses are proposed with this subdivision application. The Overall Site Plan for the development of Lot N1 (Block A) is enclosed to demonstrate that compliance with the Land Development Regulations can be achieved with the proposed lot layout. The proposed site development is subject to the Form Based Code site plan review process and is not an element of the subdivision application. A draft warranty deed and irrevocable offer of dedication are enclosed for the future public street. A draft deed for the various easements to the City is also enclosed.
