The property has a frontage of 50 feet with an additional 15 foot right of way on the easterly side of the parcel. This right of way extends northerly 88 feet to the southerly boundary of the Chasteny property. For reference purposes the right of way description is in a Warranty Deed from Howard H. Peterson, Rowland E. Peterson, and Peterson Motors to Champlain Oil Company, Inc, dated April 20, 1956 and recorded in Volume 39 at Page 269 of the Land Records. This right of way is for unrestricted access in perpetuity. As far as your landscaping and parking plan is concerned, you can landscape the westerly portion and utilize the right of way for your driveway.
