Hi Paul,
Well FD did not get the same sheet of music. The plans we reviewed showed the access street off Spear as being 20 feet
wide, and the spur to the north was the same width in total. Hence our comments.
Collectively we should review the LDRs periodically as apparatus are getting longer, wider (for stability) and heavier.
Steering on emergency vehicles are being altered to minimize potential for rollover from brake pitch and yaw.

Hi Terry,
Circling back on this item. In the final plat plans we have received, the total roadway width is 28’ where parking is
provided and 20’ where no parking is provided.
Those figures are consistent with the LDRs in effect at the time of application and are actually slightly wider than the
current standards, as noted below.
City LDR (2020), local streets outside SEQ and FBC: Minimum Pavement Width, 28’. The regulation doesn’t specifically
call out parking specifically but has been historically applied as including one-sided parking. [adjacent standards for
private roads reference the planned parking width within a 26’ pavement width and 20’ without, and standards in the
SEQ and FBC areas have separated these out].
City LDR (2023), for local streets (citywide): Total pavement width: 20’ min to 26’ max, broken out as follows: travel
lanes: 9’ min, 10’ max; on-street parking: required 8’ where provided. In these regulations this subject of parking is
clarified by being referenced separately.

Good Afternoon Paul,
This Office had a project review meeting this morning with Lucy Thayer of TCE. The project proposal reviewed, will not
receive approval from this Office. As presented, we will be unable provide Fire/EMS services.
There are significant issues on ingress/access/egress issues created by a non-compliant, narrow road profile that is
exacerbated by the inclusion of “on street” parking. These all combine to create serious restrictions for
emergency vehicle movements necessary to access the 34 residential dwellings. Should the project return with a design
compliant with existing DPW standard road width of 24 feet, we will be happy to re-examine project.
