Re: Sears Auto Redevelopment Trip Generation
Introduction
VHB has conducted an initial analysis of trip impacts for a proposed conversion of the Sears Auto center on the U Mall
property to a retail plaza. The site is presently a 14,824 square foot (gross area) auto service center. The proposed
redevelopment would be a 14,824 square foot retail plaza.
Trip Generation
Trip generation estimates for this proposal were calculated using rates published by the Institute of Transportation
Engineers (ITE) in Trip Generation Manual, 11th Edition. Land use code 942 (Automobile Care Center) was used for the
existing building. Land use code 822 (Strip Retail Plaza) was used for the proposed condition. Trip generation results
are shown in Table 1.

As shown, the trip generation calculation results in approximately 54 peak hour trips during the PM peak hour. For the
existing use, each of the trips will be made by automobile (as the entire site purpose is to service automobiles).
However, for the proposed retail plaza, there are likely to be cross trips between this building and the other buildings
co-located on this site and served by the same parking fields, reducing the net vehicular trip generation impact on the
adjacent roadway system. In addition, based on the surrounding land uses, and the surround pedestrian and transit
infrastructure, it is likely that walking and transit trips will occur, further reducing the vehicular trip generation impact.
Once these trips are distributed to the adjacent roadway network, the impact on any roadway segment will be minor.
