The preconstruction grade elevation (PCG) of the lot is 420.0 ft msl. The First Floor Elevation (FFE) is 420.8 ft msl. The PCG is calculated on the approved project plans by the project engineer. The height from FFE to the mid‐point of the tallest roof plane is 23’‐9”, as shown on the attached plan. Therefor the mid‐point of the tallest roof plane is 24’‐6 ½” above PCG, less than the maximum allowed height in the Project Zoning District of 28 ft above PCG.
