As long as that work was actually implemented, that number will work for us!
I did a quick search and it looks like, although it has since been converted to the ‘Eagles Club’, the 150-seat restaurant
was permitted (http://sbvt-records.info/WebLink/DocView.aspx?id=263282&dbid=0&repo=SBurl) and got a CO
(http://sbvt-records.info/WebLink/DocView.aspx?id=78482&dbid=0&repo=SBurl).
The footprint of the office buildings on the site appears to be 27,323 sf. I’d imagine the second floors of those buildings
brings the total square footage of office use on the site up to the 48,000 approved in that Site Plan, but that would need
to be confirmed.

Would you be able to use the 86-0001 decision (attached) with the noted 160 PM peak hour trips for
the original traffic budget? This was issued in 4/8/1986 for 48,000 SF office and a 150 seat
restaurant. The 3/10/1986 traffic letter indicated an increase of 35 Peak Hour trips (original 1986 01
study noted 125 trips for 37,000 SF office + restaurant), which would bring the total to 160 PM Peak
Hour trips, as noted in the approval.

Thanks for taking the time to touch base with us on this one.
The minutes in this PDF (SB PC 85-87) have been put on Laserfiche as well, it appears (http://sbvt-
records.info/WebLink/Browse.aspx?id=136903&dbid=0&repo=SBurl). This approval includes the “310 pm peak-hour
trip” nugget that we latched onto, but was subsequently revised a number of times and we sort of lost the trail as we
tried to follow this project through the various Final Plat revisions to the final project. If you are able to find the number
of trips approved in conjunction with the iteration of the Final Plat that was actually constructed, we would accept that
number as the pre-existing trip budget for the site.
Alternatively, if you can calculate the number of trips that would have been generated, and thereby approved, by the
highest-generating configuration of uses ever constructed on the site, we would also accept that number as the pre-
existing trip budget for the property. For example, if the project got Zoning Permits & COs for 50,000 sf of office space in
1989 and the edition of ITE in effect at that time assigned ‘general office’ a trip generation of 5 VTEs per 1,000 sf, we
would accept that the property was approved for 250 pm peak hour trips and apply that maximum to today.
