Lot N was created by the subdivision (#SD-19-24) associated with Garden Street (south of Market Street) and the Prospect Place lots (Lot M1- M3) at 112 Garden Street. This project is located in the Form Based Code District. Therefore, this application only involves the proposed subdivision, and does not propose or include any site development details. Site development on the individual lots will be reviewed through the Form Based Code site plan review process. Lot N is proposed to be subdivided into three lots. This subdivision is necessary to create Lot N3 for the planned street right of way as required by LDR 8.04.B(2). A 'support street' with a 60 feet wide right of way is proposed per LDR Article 11A - Street Typologies. Lot N2 will be created to place the existing storm pond on a separate parcel. This existing storm pond was approved by #MS-19-05 and ZP-19-339. Lot N1 will be for future site development which is the subject of a pending Form Based Code Site Plan Review application. No development or uses are proposed with this subdivision application. An existing stormwater pond is located on the westerly portion of Lot N. An existing right of way for access and utilities to the parcel at 155 Market Street exists in the general location of the proposed street right of way. A small gravel staging and storage area is located at the northerly corner of Lot N, adjacent to the proposed street right of way. A temporary structure and staging area are located near the middle of the parcel, with access off Garden Street. This temporary use was approved by #MS-22-04 and ZP-22-437. The Overall Site Plan for the development of Lot N1 (Block A) is enclosed to demonstrate that compliance with the Land Development Regulations can be achieved with the proposed lot layout.
