The tennis center presently owns 4.8 acres and we are about to purchase an additional 0.72 acres from the Twin Oaks Condominium Association. Our attorney, Ben Schweyer, and the City attorney Steve Stitzel have conferred and agree that the sale can be treated as a boundary adjustment. The following calulations indicate that this boundary adjustment will not affect the density requirements of either the tennis center or the condominium association. TWIN OAKS TENNIS CENTER: The tennis center presently owns 4.8 acres. When we did our most recent expansion (1985), we asked for and received a varience from the zoning board to exceed the lot coverage by 4%. Here are the numbers: Tennis building 120' x 390' = 46,800 sq.ft. Exercise rooms 25' x 110' = 2,750 Squash addition 90' x 102' = 91180 Connector 30' x 30' = 900 Total 59,630 Parking lot, east 170' x 120'= 20,400 Parking lot, west 110' x 120' 13,200 Total 33,600 Existing tennis center lot 4.8 acres x 43,560 = 209,088 Permitted building coverage R-7 zone 25% 209,088 x .25 = 52,272 Add additional 4% (varience) = 8,362 Total building coverage approved 9/11/84 60,634 Total coverage, building plus parking = 93,230 (60% of 209,088 = 125,453. We are well within our limitations). Kit Perkins p.2, 7/30/87 TWIN OAKS CONDOMINIUMS: My research in the Land Records office indicates the o owing: Twin Oaks Condos owns 35.1 acres. 35.1 x 43,560 = 1,528,956. Permitted unit density is 7 units per acre, 35.1 x 7 = 246 units. There are 184 units in this condominium development requiring at least 26.3 acres of land, well under the total acreage. Building coverage for housing and garages: 184 units at 1023 sq. ft. per unit = 188,232. Divide by 2 (2 floors) = 94,116. Garages, 184 garages at 10' x 20' = 36,800. Outdoor parking: 184 spaces at 200 sq. ft. = 36,800. To determine what land Twin Oaks Condos can sell without violating their maximum ground coverage requirements I calculated the total building coverage (condos plus garages) to be 130,916 sq. ft. A total land area of 1,528,956 x .20% = 305,791. They are well under the maximum building coverage for this zone, and are also well within their unit density requirement. Therefore Twin Oaks Condominium Association can sell usd the 0.72 acres we require for additional parking without affecting their density requirements. The enclosed plan shows the tennis center after the boundary adjustment (lot size now 5.52 acres), and my plan to add another 24 parking spaces. I or my representative will attend the Planning Commission hearing on August 25th to seek approval for this additional parking.
