I would be curious to hear what light industrial and warehousing activity is anticipated. I ran the numbers for an all office scenario (ITE #710) – the LOS for Meadowland DR will probably remain at C - the LD analysis does not seem to take into consideration that there is a left turn and a right turn lane on the Meadowland approach, but the Landon Rd approach may change from a high LOS D to a low LOS E with delays in the range of 35 to 37 seconds, however, given the very low volumes on Landon, this does not justify any mitigation at this stage. They make no mention of general light industrial or warehouse in their application, and I hadn’t caught that it was in their TIA. I’ll certainly be calling that out, though realistically traffic is the only parameter affected. Office clearly generates MORE trips per SF than either of those other uses. Do you think if they were all office that it would move the needle on whether there was an adverse effect on LOS at the intersection? Good catch on the driveway configuration; definitely bringing that up. Hi Marla, Please find BFJ’s comments attached for 39 Bowdoin St. In short, my review found that L&D’s trip generation estimates appear low. Despite higher peak hour trip generation that BFJ estimates, we do not anticipate any adverse traffic impacts from this relatively small increase. However, it was a difference that I wanted to highlight. The attached notes provide further detail – please let me know if you have any questions, I am available until 2pm today. Can you put eyes on it and let me know if you have any concerns regarding transportation, traffic, or safety? Meadowland Drive is an unsignalized intersection. They are estimating 27 new trips and no signal warrant. I’ve attached the site plan, the application form, the traffic impact analysis, and an overall context plan. Generally speaking, if the trip calc is correct and traffic impacts do not adversely impact the road network, this can be a pretty high level review.
