Supplemental Information
Dear Mr. Gillies:
As part of the last DRB hearing, it was indicated that the applicant is required to
provide a proposed landscaping plan that has the requisite substance to comply with
the City’s minimum standards.
Please find attached an updated landscaping plan and associated estimate for the
project. Based upon the project estimated constructed cost of $1,750,000 (as
provided by Neagley & Chase Construction), the minimum required landscaping
value is:
First $250,000 x 3% = $7,500
Second $250,000 x 2% = $5,000
Remaining $1,250,000 x 1% = $12,500
$24,500
The attached estimate prepared by Anything Grows indicates an all-in value of
$27,410. This includes $2,100 for the supporting planting soil and tree and shrub
protective cover.
Although the DRB has expressed interest in fostering improved environmental
benefits of landscaping plans through the inclusion of pollinator plantings (SD-20-37
105 Swift Street), which this design accomplishes, if the value of the Perennial
Plantings ($1,770) are removed from the overall valuation, the non-flowering
improvements still comes in at $25,640 which exceeds the minimum requirement of
$24,500.

The updates to the landscaping plan were primary increasing the sizes of the plant
materials for the project. The goal of the Amenity area remains to provide a semi-
open communication of the area with those using the shared use path while still
maximizing access to the southerly sun and westerly setting sun.
