Sketch – Site Plan Submittal Information Summary
Location map, showing relation of subject property to adjacent properties and
surrounding area. This is located in the Title Block of Sheets C1.0 and C2.0
Boundaries and area of existing subject property(ies) Sheet C1.0, proposed property lines Sheet
C2.0, continues properties, boundaries of all zoning districts The property is surrounded by
SEQ-Neighborhood Residential), transects Not applicable, and overlay districts See Attached
Overlay Mapping which shows the property (There are no overlay encumbrances on this
property., and all designations on the City's Official Map The project is located next to an
existing recreation path. No other features abut the property, and lots within the
proposed subdivision numbered Sheet 2.0 shows Lots 6.1 and 6.2.
Location of existing restrictions on land, such as easements and covenants. There are none on
this property other than the easement for the recreation path.
Landscape Features - Review
Existing water courses & buffers There are none, wetlands & buffers There are none, base flood
elevations if located in an area of special flood hazard it is not, wooded areas The south end of
the property was planted out with trees., ledge outcrops Ledge is close to the surface in the
mid-section of this lot, and other natural features.
Existing and proposed open space Lot 6 was part of the original Heald subdivision from 2001.
The stream/wetland and buffers on the East side of the subdivision were kept open. The
project does propose to utilize a portion of a TDR to enable the proposed project density.
Existing and proposed contours at a maximum vertical interval of two (2) feet. Sheet C2.0
Buildings
Existing and proposed structures Sheet C1.0 shows the existing building to be removed and
Sheet C2.0 shows the conceptual building locations.
Streets and Utilities
Location, type, and width of existing and proposed streets and block layout (including
roadways, sidewalk, recreation path) There is a proposed 12’ wide shared drive to serve the
two lots.
Location of existing septic systems and wells. The existing Heald house is served by municipal
water and sewer. These are shown on the plan sheets.

River Corridors. Existing mapped data for permanent River Corridors Attached ANR Atlas does
not show any stream corridors in this area.; estimates for top of bank/stream where not
mapped by VT DEC; estimated locations of intermittent streams. NA as there are no streams on
or adjacent to this property.
Wetland areas and buffers. Existing mapped data from Vermont Significant Wetland Inventory,
Vermont Significant Wetland Inventory Advisory Layer, Hydric Soils, and other known sources.
Applicant-estimated areas for potential Class III areas. [note: Field Verification of all potential
wetland areas is strongly encouraged at the earliest stages of review] There are no wetlands
on this property as supported by the AR general mapping (Attached) and the detailed
mapping completed during the initial subdivision of the Heal property. Lot 6 is at the high
point o the land form.
