Plan Application 1200 Dorset Street
Dear Ms. Keene:
Please find enclosed the Sketch Plan application for the proposed re-subdivision
of Lot 6 from the original Heald Subdivision located off of Dorset Street and now
fronting Foulsham Hollow Road.
The primary components of this application include:
1. Creation of the two lots from the 1.29 Acre parent parcel.
2. The use of TDR to enable the full portion of the second lot.
3. The creation of a shared drive to service the two lots off of the originally
designated curb cut to serve Lot 6 from Foulsham Hollow Road.
4. The removal of the existing Heald House.
5. Reuse of existing underground utilities and connection into the existing
utility distribution system.
The property is located in a portion of the City where there are no overly or
natural resource issues.
We have provided a summary of the mapping required for a Sketch Plan
application as outlined in Appendix E of the LDR’s to assist in the review of the
features required to be depicted.
The stormwater management program has not been fully vetted at this time. The
goals is to manage the stormwater runoff in a decentralized manner. Due to the
topography, there will be portion of the proposed driveway intersection with
Foulsham Hollow Road which will not be able to captured and treated. The plan
at this time is to overtreat the redevelopment areas and to remove unused
impervious services
