Burlington 69 Randall Street, South Burlington, VT The purpose of the meeting was to discuss the proposed project at 321 Dorset Street and obtain input from neighbors. Meeting start: 18:05 The following items were discussed: Introduction •One neighbor: Sherry, in attendance from community. •Trudell Consulting Engineers Introduction (hereafter referred to as TCE) & explained the project and where TCE is in that process •Next steps: Sketch & Final DRB hearings for the subdivision (removal of lot line between the two parcels •TCE will try to answer all questions and will listen to any concerns Questions and Concerns Parking/Building Uses •Sherry noted that this is the second the property owner is changing building and parking lot. She mentioned that the first time the owner didn’t convey the impact on parking to neighbors. •Discussion of purpose of building by TCE: •First floor - commercial, medical office •Second floor - apartments •Sherry noted that the neighbors are concerned about the retail visits to the dermatology office (not just the doctor’s visits). •TCE can’t speak specifically to duration of visits by clients •TCE is proposing 18 onsite parking spaces to serve the building, which is more spaces than currently exist and meets the requirements under Form Based Code. •Sherry noted that the neighbors are already unhappy with people parking on her street by people utilizing the existing business. She noted that she and her neighbors are concerned that this problem will only get worse with the new building. She was also concerned about runoff from the parking lot entering the brook. •TCE noted the following regarding the brook: •TCE’s environmental scientist conducted a wetland delineation. The 50’ buffer of this wetland does not impact the subject parcel. •TCE noted that the improved parking surfaces would result in less erosion issues overall. •TCE noted that the runoff will be directed toward the brook (not toward her parcel). Construction •Sherry wondered where construction workers will park. •Jason noted that most workers will park on site and/or across street •Concern expressed about taking over neighborhood parking •Assurance that parking will have the majority of workers park on site •Parking for building after construction brought into question again. Sherry was frustrated that the current zoning regulations require so little on-site parking. •TCE proposed more spots than is required, while meeting city regulations. •TCE encouraged Sherry to bring her concerns about the parking regulations directly to the City. •Jenn gave Sherry her card for further contact information and encouraged Sherry and/or her neighbor’s to email her with further concerns and questions.
