We have enjoyed this iterative process and look forward to the completion of the remaining phases. Overall site: Our objective is to promote a compact, walkable form of higher density, commercial and residential mixed-use development, centered on a major street intersection, that is functionally integrated with adjoining residential neighborhoods. Our development design embraces grid street and lot layout with a strong pedestrian east- west axis. Our layout also includes leaving 3.72 acres of natural open space for the residents of development. Inclusion: The development will comply fully will the affordable housing program in South Burlington. This will be implemented on a phase-by-phase basis. Transportation: Our Masterplan includes an existing bus stop on Shelburne Rd (Installed as part of Phase 1), a VTRANS approved right turn from Slip Rd. onto Shelburne rd., and a complete internal pedestrian sidewalk network with connections to Shelburne Road and Fayette Rd. The project will include the creation of a recreation path from Fayette Rd. to the community open space, and beyond to the southern property line. A separate bike storage, traffic and parking study will be conducted for each phase. Waivers requested: Landscape formula – we would like to discuss the possibility of putting the funds from South Burlington’s required percentage of construction cost landscape budget into something beyond plant material. We would like to use this for other landscape items that would result in a greater public return. For example, we could add amenities to the open space area or build a pedestrian footbridge with access to the neighboring housing development. This will permit the Phase 2 building to be placed with the same sidewalk relationship as the building to the north, and account for the Slip rd. turn onto Shelburne Rd. Phase synopsis: Phase 1 (Existing) – Footprint approx. 21,600 sf1185 Shelburne rd. – Completed 20194 Floors, 60 Residential Units, 21,600sf Commercial High density multi-family dwellings are set above several street level commercial spaces. The commercial units leased so far include food and beverage, banking services and an optometrist. Underground and surface parking is provided for the building tenants and customers. Phase 2 – Footprint approx. 21,100 sfResidence Inn Shelburne Rd. 4 Floors, 93 Room Hotel with 4100sf Public Restaurant The proposed Residence Inn Hotel will cater to longer stays and have several amenities for guests, including a large indoor-outdoor restaurant, south facing courtyard, indoor pool and wellness/fitness facility. This structure will tie into the South Burlington sidewalk network with a similar multi-level approach taken by its sister building to the north. Underground and surface parking is provided for the hotel staff and guests. Phase 3 – Footprint approx. 15,800sfMixed use commercial/residential Commercial 15800sf4 Floors, 40 Residential Units Underground parking Proposed mixed use commercial/residential building with underground parking. The building will have an entry at the Reel Rd level with vehicular drop-off, surface parking and underground parking access. There will be an entry up at the Larkin Terrace level. The building will have pedestrian entry plaza at the corner of Fayette and Reel rds. Amenity roof terrace. Views to the west and south. This phase includes a large connector park site amenity to the south. This open space is designed to create an accessible path from Reel rd. up to Larkin terrace flanked with gardens, lawn panels and storm water retention areas. Phase 4 - Micro-Apartments – Previously permitted (expired) 4 Floors, 47 Residential Units This proposed and previously permitted residential building will be comprised of smaller, high efficiency, studio and one-bedroom apartments with covered podium parking on the ground floor. Phase 5 – Footprint approx. 13,300sf3 Duplex TownhousesOff street parking for all units Proposed duplex townhouses with views over existing natural wetland to west. Townhouses to have off street covered parking. Building to have private terraces, roof amenities and views to the south and west. Construction to include the creation of a recreation path extension along Reel Rd. to the open space and to the southern property boundry. Phase 7 – Footprint approx. 25,300sfResidential with gym/spa/pool facilities5 Floors, 50 Residential Units z Underground parking Proposed residential building with underground parking accessed from Reel rd. On deck pool and spa with gym facilities. There will be an entry from the Larkin terrace, as well as an amenity roof terrace. The property will have views to the west and south. Open Space – Approx. 4 acres Our open space includes a high ecological value natural area with an existing pond. Existing large conifers remain.
