As discussed, we have followed up on the DRB requests from our December hearing, see attached plans. We surveyed the second story windows of the adjacent house to the east of the project parcel. There are two windows on the west side of the adjacent single-family home, the lower one seems likely to be a stairwell, as the higher window matches the elevation of the windows in the front of the house. The bottom of the window matches with the existing flat rooftop of 370 Shelburne Rd. The window measured is a small double hung window, while the front of the house with southern exposure will obviously remain the same. These elevations are reflected on most of the attached revised elevations. A sun study was also done showing the shadows of the proposed additional story will have no effect on the neighboring property as the addition is about 54 feet from the neighboring structure. Regarding the pedestrian connection on the south side of the 370 property along Proctor Ave. There are gas and power services on this end of the building, so we want to keep a new sidewalk at least 18” off the edge of the building. If we construct the sidewalk at 4 feet wide and propose it as private, it will encroach into the ROW by approximately a foot, see attached SH 1 – Site Plan. We have discussed the idea with the City Director of Public Works who believe an easement could be granted by the City to construct the walk within the ROW but keep it private. We would also be amendable to constructing a 3-foot-wide sidewalk to keep the path clear of the ROW. Please keep in mind, the new residents have access to the north side of the building through the stairwell network inside the building and a sidewalk is already on the south side of Proctor Ave. As discussed, we have removed the perennials from the south side of the City Pump Station within the ROW. These have been relocated within the other planting beds. I attached SH L3 showing this change and updated plant list. Mike is sending me his CAD file and landscaping package this evening, so I can update the site plan to match, and I will re-send the landscaping plans and site plan tomorrow. If you think we are missing anything else regarding landscaping, please let me know. Let us know if you have any questions or think we should address any other outstanding issues.
