Subject:RE: Market St Lot B FBC Site Plan - technical review
Hi Marla – Here are my remaining comments on the plans. I didn’t bring them up because they are quite straightforward
and probably don’t warrant a discussion.
Thanks!
Erica
--------
Overall Site Plan
Can the parking lot detectable warning surfaces be relocated to be in the direction of the crosswalk, not along the
radius (unless it is serving 2 perpendicular crosswalks)
Pavement markings & sign plan
Please bring all pavement markings to front in black (like crosswalks) on this plan. Fine to be grey on other sheets
Check locations of accessible parking spot signs. Some are in walkways, far from parking space, blocking bike
racks, etc.
Eastern most parking area has “K” pointing to wrong space (or that space is missing the striping?)
I’d recommend signs towards street (and maybe towards the parking lot as well) at the emergency vehicles access
be “Do Not Enter” (R5-1) and “Authorized Vehicles Only” (R5-11) mounted together on single post

Hi Marla – Do you want us to send initial comments today and revised comments after we meet? Or just wait and send
remaining comments after today’s meeting?
Thanks!
Erica

Subject: Market St Lot B FBC Site Plan - technical review
Team,
As anticipated, this application has been submitted for review. We are meeting with the applicant Monday 11/21 at
2:30 PM to review. If you have the opportunity to flip through the plans before that time, I’d encourage you to do so
3
and come with your questions/comments, but written comments are also welcome before or after our meeting
Monday.
Project Description
Site plan application #SP-22-### of the Snyder-Braverman Development Company, LLC, to construct 161 homes and
18,221 sf of commercial buildings in three buildings on an existing 3.2 acre lot, 268 Market Street.
I aim to have all comments on this initial submission to the applicant on Wednesday November 30, so please provide
your comments to me before that date
I have migrated this project to sharepoint. All of you have been added to a group called “Development Reviewers,”
who have read/write access to this folder: Development Review Applications (Jay you should have access but this
link might not work; there is a second email being sent directly from sharepoint that will work). All future development
review applications will live in this folder as of Jan 1, 2023, and we are using it for this project effective
immediately. Going forward, I will email you when there is an application for review with a project description,
schedule, and direct link, but please bookmark the above applications folder link as the general folder so you do not
have to keep track of individual emails/links; all projects will live as sub-folders within it. These will be living folders,
updated with the latest plans when received (I’ll continue let you know of changes affecting your department, as I have
already been doing).
Direct link to the application folder: SP-22-##_268 Market St Lot B_SnyBrav_FBC
The applicant has not yet provided architectural plans for Building B3 (the small building) or landscaping plans; they will
be sending those to me this week and I will upload when they arrive.
