If they are more than 14 ft above the floor of the fourth floor, size must also be provided. 12/12 APPLICANT RESPONSE: The height of rooftop mechanical equipment is noted on the Solar Zone and Rooftop Visibility exhibits. 12/20 UPDATED COMMENT: Awaiting information on rooftop tower height. 1/12 APPLICANT RESPONSE: Dimensions added to top of ‘high parapet’ (tower element) on sheets A01, A11, & A24 1/20 UPDATED COMMENT: These elements project more than 14-ft above the floor of the fourth floor and are therefore limited to 20% of the floor area of the fourth floor. What is their size? For Buildings B1, B2, & B3, a high parapet is proposed at the building corners to create visual interest and a varying roofline. No rooftop uses are proposed. While mechanical equipment will be located on the rooftop, it is not located within the ‘enclosure’ framed by the high parapet. The height of the high parapets is more than 14 feet above the finish floor elevation of the fourth (uppermost) story in each building. Buildings in the T4 district are limited to a maximum of 5 stories. Buildings in the T5 district are limited to a maximum of 6 stories. If the high parapets were considered an additional story on each building, the total number of stories would remain at or below the maximum allowable. The images below show the high parapets proposed for each building. The high parapets frame the corner of each building, but do not create an enclosed, or partially enclosed, feature for a rooftop use. Building B1 4th floor area = 23,180 sf Area behind parapets =1,315 sf or 5.7% of 4th story Building B2 4th floor area = 20,640 sf Area behind parapets = 1,160 sf or 5.6% of 4th story Building B3 4th floor = 6,600 sf Area behind parapets = 1,210 sf or 18.3% of 4th story
