RE- VEriance for Rental of existing space Fit SC Timberlane, So. 'Durlington, Vt.
Dear Vr. Uard,
As our previously proposed rent -al for which we obtained E) variance
last Miay did not mcterialize. !.Je, ore Egain seeking e varitlncr as folloi,js:
1) To expand our present Dental laboratory facility (Champlain
Dental LnborFtory) by 1101DO cutic feet. This increIse is
approximetely 300 cubic feet new leboratory space, the re-
mEind-nr is 'Lunch room fIrSicilitics for employees, business office
(which is presently 'Located in the m-:;n=r U home) cnd s'-orF=.
.This space will not be fully utilized for probe-bly two VeLlr.s.
The 1,7boratory sees no increEse in employees or tr!Dffic in
relation to this expansion.
A rent.]. of 3375 cubic feet to the Vermont ProfessionF1
Q-tFndDrd Review Lrganization, c non-profit orgoninzation
which reviews the quality, appropriateness and necessity of
all Flec, -th Care Services paid in port or in whole with feder-n-1
funds. They employ 19 persons End have minimal client visits
to their sita 7,s the m7-jority of their trFnsact ions are by
mEAl. They operate on H norm-,l business week of five days.
3) The remaining space, approximately 375 cubic feet, will. be
rented, on E short, term L"JEsis to 1-11archzcus P-,eE-:1;ltors. This
represents space for future expansion of the staff Fi2cilities
for Dental Heclth AssOciates which presently are on the upper
level. '.Je expect to need this space in the next two years.
The combined utilizFtion of the existing space -,s outlined above I
feel will provide minimal imps -4ct on the area es compared to ut1liz-1tion
of this space as zoned, For physicians who would have a much higher
patient volume.
-2-
There would be minimal. physical changes evident in the building.
The only exterior change would be replacement of z3n LA existing -1 j ndotij
with a fire exit on the west- side of the building.
Any signs would he informational only (as opposed to advertising)
and will be consistent with other existing signs.
the board knows, this space has been unoccupied since it
was constructed in 1173 end has been quite a finpncipl herdship.
Utilization as suggested would help this situ,,tion considercbly.
Thank YOU for Your time and consideration.
