SITE PLAN APPLICATION #SP-20-014
FINDINGS OF FACT AND DECISION
Beta Technologies, hereinafter referred to as the applicant, is seeking approval to amend a previously
approved plan for an airport complex. The amendment consists of 1) replacement of the west building
façade along with approximately forty (40’) feet of the south façade, and 2) adding short-term bicycle
parking, 1150 Airport Drive.
Based on the plans and materials contained in the document file for this application, the Administrative
Officer finds, concludes, and decides the following:
FINDINGS OF FACT
1. The applicant is seeking approval to amend a previously approved plan for an airport complex. The
amendment consists of 1) replacement of the west building façade along with approximately forty
(40’) feet of the south façade, and 2) adding short-term bicycle parking, 1150 Airport Drive.
2. The owner of record of the subject property is the City of Burlington/Burlington International
Airport.
3. The subject property is located in the Airport Zoning District.
4. The application was received on February 14, 2020.
5. The plan submitted consists of a single (1) page plan entitled, “North Hangar – Proposed Oil/Water
Separator Sewer Connection””, dated 07/14/99. There is also one (1) supplemental page showing
the proposed façade alteration, entitled “Perspective 1” and dated 01/27/2020.
DIMENSIONAL REQUIREMENTS
6. No changes to lot or building coverages.
7. No changes to setbacks.
SITE PLAN REVIEW STANDARDS
Only the standards below are affected by this application. All other standards will continue to be met.
OTHER
Bicycle Parking
8. Pursuant to Section 13.14(B)(1)(a) of the Land Development Regulations, bicycle parking shall be
provided on the subject property. Under this amendment one (1) inverted “U” style bicycle rack is

required for the property. The rack will be placed in the northwest corner of the parking area across
from the building entrance. This will provide the required minimum short-term bicycle parking
spaces (BPS) per Section 13.14(1)(a)(ii): The site will have installed the required minimum of two (2)
BPS based on 39,300 sq. ft. of warehousing/light industry facility. The Administrative Officer finds
this criterion met.
Combined Review
9. Pursuant to Section 14.09(E), the applicant has requested a combined administrative site plan and
zoning permit review. The Administrative Officer finds the criteria for combined review to be met.
DECISION
Based on the above Findings of Fact, the Administrative Officer hereby approves site plan application
#SP-20-014 of Beta Technologies, subject to the following conditions:
1. All previous approvals and stipulations which are not superseded by this approval shall remain
in effect.
2. This project shall be completed as shown on the plan and shall be on file in the South Burlington
Department of Planning and Zoning.
3. The Administrative Officer issued Zoning Permit #ZP-20-065 concurrently with this approval.
4. The applicant shall obtain a Certificate of Occupancy from the Administrative Officer upon
completion of the facade changes.
5. Any change to the site plan shall require approval by the South Burlington Administrative Officer
or the Development Review Board, as allowed under the Land Development Regulations.
