SOUSA design
A r c h i t e c t s
1. THE GENERAL CONTRACTOR SHALL NOTIFY THE ARCHITECTS OF ALL DISCREPANCIES BETWEEN CONSTRUCTION DOCUMENTS AND EXISTING CONDITIONS.
2. THE GENERAL CONTRACTOR SHALL COMPLY WITH ALL FEDERAL, STATE, AND LOCAL REGULATIONS THAT MAY APPLY TO THE CONSTRUCTION OF THE PROJECT.
3. ALL WORK OF THIS PROJECT SHALL COMPLY WITH ACCEPTED BUILDING PRACTICES AND ALL CODES HAVING JURISDICTION OVER THIS PROJECT.
4. REFER TO LIMITS OF WORK DRAWINGS FOR OVERALL DESCRIPTION OF WORK AREAS.
5. THE GENERAL CONTRACTOR SHALL LEAVE THE PROJECT SITE AND ALL SURROUNDING AREAS IN FINAL CLEAR CONDITION INCLUDING THE REMOVAL OF ALL DEBRIS RESULTING FROM CONSTRUCTION. 6. THE CONTRACTOR SHALL AT ALL TIMES DURING THE PROGRESS OF THE WORK REMOVE ALL CONSTRUCTION DEBRIS AND MAINTAIN A DUST FREE ENVIRONMENT FOR ALL ADJACENT AREAS.
7. THE CONTRACTOR SHALL COORDINATE THE WORK OF ALL TRADES AND VERIFY THAT ALL CUTTING AND PATCHING REQUIRED FOR THE INSTALLATION OF ALL MATERIALS BY ALL TRADES IS PROPERLY EXECUTED.
8. THE CONTRACTOR SHALL UTILIZE THE AREAS WITHIN THE SCOPE OF WORK FOR STORAGE OF MATERIALS AND TOOLS.
9. ALL WRITTEN DIMENSIONS SHALL HAVE PRECEDENCE OVER ALL OTHERS. DO NOT SCALE DRAWINGS. IF THERE IS A QUESTION OR CONFLICT IN DIMENSIONS, NOTIFY THE ARCHITECT FOR CLARIFICATION.
10. VERIFY FIELD CONDITIONS PRIOR TO COMMENCEMENT OF EACH PORTION OF THE WORK. THE CONTRACT DRAWINGS ARE COMPLIMENTARY AND WHAT IS REQUIRED BY ONE SHALL BE BINDING AS IF REQUIRED BY ALL. THE CONTRACTOR SHALL COORDINATE ALL PORTIONS OF THE WORK.
11. DIMENSIONS ARE TO CENTER LINES, EXISTING BUILDING GRID LINES OR TO FACE OF FINISHED SURFACE UNLESS OTHERWISE NOTED.
12. ALL GYPSUM WALL BOARD CONSTRUCTION SHALL CONFORM TO RECOMMENDATIONS, PRACTICES, STANDARDS AND INSTRUCTIONS PUBLISHED BY U.S. GYPSUM COMPANY IN THE GYPSUM CONSTRUCTION HANDBOOK.
13. ALL FINISHED WORK SHALL BE FREE OF DEFECTS. THE OWNER RESERVES THE RIGHT TO REJECT ANY MATERIALS AND WORKMANSHIP WHICH ARE NOT CONSIDERED TO BE AT THE HIGHEST STANDARDS OF THE VARIOUS TRADES INVOLVED.
14. NO CHANGES OR SUBSTITUTIONS ARE ALLOWED UNLESS APPROVED BY THE ARCHITECT.
15. ANY MODIFICATION OF THESE CONSTRUCTION DOCUMENTS MUST BE APPROVED BY SOUSA DESIGN IN WRITING.
16. THE CONTRACTOR SHALL SUBMIT SHOP DRAWINGS, SAMPLES AND SUBMITTALS FOR ALL ITEMS OF WORK PRIOR TO THEIR INCLUSION IN THE PROJECT.
17. IN ALL CASES OF CONFLICT, THE ARCHITECTURAL DRAWINGS GOVERN. FOR LAYOUT, ALL CONFLICTS ARE TO BE IMMEDIATELY REPORTED TO THE ARCHITECT.
18. ALL MATERIALS REQUIRE A SUBMITTAL TO THE ARCHITECT FOR APPROVAL.
19. CONTRACTOR TO SUBMIT FULL SHOP DRAWING SUBMITTALS FOR INTERIOR GLAZING, INTERIOR MILLWORK AND CASEWORK, KITCHEN CABINETRY, BATHROOM VANITIES, SPIRAL STAIRCASE, MARBLE / TILE LAYOUT AND CONNECTIONS
20. ALL FINISHES PENDING OWNER / OCCUPIER REVIEW AND APPROVAL. MARBLE TILE / SLABS ARE NOT TO BE PURCHASED UNTIL DESIGN AND OWNER TEAM HAVE REVIEWED AT MARBLE SLAB YARD.
21. ALL DATA OUTLETS MUST BE ON A DEDICATED, ISOLATED CIRCUIT.
22. CONTRACTOR TO COORDINATE WITH LANDLORD FOR ANY WORK TO BE DONE BY A LANDLORD APPROVED SUB-CONTRACTOR.
23. CONTRACTOR TO VERIFY ALL PROPOSED PLUMBING FIXTURES ARE APPROVED BY GOVERNING JURISDICTION PRIOR TO INSTALLATION
24. CONTRACTOR TO CARRY COST FOR THIRD PARTY BALANCING REPORTS OF HVAC SYSTEM
25. CONTRACTOR TO SEAL AND FIRESTOP ALL UNUSED/ABANDONED FLOOR/WALL OPENING
28. CONTRACTOR IS RESPONSIBLE FOR COORDINATING AND PROVIDING INSTALLATION AND REMOVAL OF TEMPORARY POWER
29. CONTRACTOR SHALL NOT CREATE ANY OPENINGS IN THE ROOF OR EXTERIOR WALLS, NOR MAKE ANY STRUCTURAL ALTERATIONS, ADDITIONS OR IMPROVEMENTS TO THE PREMISES WITHOUT THE PRIOR WRITTEN CONSENT OF LANDLORD.

1. ALL EXTERIOR LIGHT GAUGE MEMBER DESIGN SHALL BE BASED ON COLD-FORM STEEL DESIGN MANUAL, AS PUBLISHED BY THE AIDS AND THE LIGHT GAUGE STRUCTURAL STEEL FRAMING DESIGN HANDBOOK AS PUBLISHED BY LAGS.
2. DESIGN LOADING SHALL BE TAKEN FROM ALL APPLICABLE SECTIONS AND REFERENCES OF THE APPLICABLE STATE BUILDING CODE AND LOADS INDICATED ON THIS DRAWING.
3. LIGHT GAUGE FRAMING ERECTOR SHALL ENGAGE THE SERVICES OF A PROFESSIONAL STRUCTURAL ENGINEER REGISTERED IN THE APPLICABLE STATE, TO PREPARE COMPLETE SHOP DRAWINGS INCLUDING
STRUCTURAL DESIGN COMPUTATIONS OF ALL WORK OF THIS SECTION (MEMBERS, CONNECTIONS, ETC.) BASED ON AND CLOSELY FOLLOWING THE LAYOUT AND DETAILS ON THE DRAWINGS. PROVIDE ENGINEER'S REGISTERED STAMP WITH DRAWINGS.
4. STRUCTURAL DESIGN COMPUTATIONS SHALL PROVIDE A COMPLETE STRUCTURAL ANALYSIS OF ALL
TYPICAL AND SPECIAL CONDITIONS OF CONSTRUCTION AND SHALL CERTIFY THE VARIOUS CONDITIONS AS DESIGNED CONFORMING TO THE GOVERNING BUILDING CODE WITH SPECIFIC ADDED STATEMENTS THAT SEISMIC AND WIND LOAD FORCES HAVE BEEN TAKEN INTO FULL ACCOUNT.
5. DEFLECTION COMPUTATIONS FOR VERTICAL CANTILEVER AND GENERAL WALL CONDITIONS SHALL COMPLY
WITH THE GOVERNING BUILDING CODE.
6. SHOP DRAWINGS AND STRUCTURAL DESIGN COMPUTATIONS SHALL BE SUFFICIENT IN CONJUNCTION WITH SPECIFICATIONS, TO PROVIDE THE COMPLETE BASIS FOR THE FABRICATION AND INSTALLATION OF LIGHT GAUGE METAL FRAMING.
7. SHOP DRAWINGS SHALL SHOW COMPLETE FRAMING ELEVATIONS, SECTIONS AND DETAILS OF ALL INSTALLATIONS. INCLUDE COMPLETE LARGE SCALE DETAILS OF ALL TYPICAL AND SPECIAL CONDITIONS OF CONSTRUCTION, AND CLEARLY INDICATE MATERIALS, SIZES, SHAPES, SECTIONS, GAUGES, THICKNESS AND FINISH OF ALL MEMBERS.
8. CLEARLY INDICATE ALL MATERIALS AND METHODS USED ON THE CONNECTIONS AND ANCHORING OF WORK, INCLUDING DESIGNS LOCATIONS AND SPACING OF ALL WELDS, FASTENINGS, ANCHORS AND PROPOSED SECTION TOLERANCES.
9. APPROVAL OF SHOP DRAWINGS WILL BE FOR SIZE AND ARRANGEMENT OF ITEMS AND STRENGTH OF CONNECTIONS. ERROR IN DIMENSIONS AND CALCULATIONS SHOWN ON THE SHOP DRAWINGS SHALL BE THE RESPONSIBILITY OF THE ERECTOR.
10. OBTAIN ARCHITECT'S APPROVAL OF SHOP DRAWINGS BEFORE PROCEEDING WITH FABRICATION AND
