Re: Findings of Fact, application of Cornerstone Construction, Inc. to amend a site plan for a
270,780 square foot building consisting of 40,000 square feet of office use, 20,000 square feet of
warehouse use and 210,780 square feet of light manufacturing use. The amendment consists of
constructing a 6'x 14'accessory structure (smoking shelter), 30 Community Drive.

On the J & I day of December, 1998, the South Burlington Director of Planning & Zoning
approved the request of Cornerstone Construction, Inc. to amend a previously approved site plan
under Section 26. 10 of the South Burlington Zoning Regulations based on the following findings:
1. This project consists of amending a site plan for a 270,780 square foot building consisting of
40,000 square feet of office use, 20,000 square feet of warehouse use, and 210,780 square feet of
light manufacturing use. The amendment consists of constructing a 6' x 14' accessory structure
(smoking shelter). The only issues affected by this amendment are landscaping and
coverage/setbacks.
2. Landscaping: The minimum landscaping requirement, based on building costs, is $120 which is
not being met. The applicant requested a credit for existing landscaping.
3. Coverage/setbacks: Building coverage is 4.2% (maximum allowed is 30%). Overall coverage is
13.7% (maximum allowed is 70%). Front yard coverage is 0.5% (maximum allowed is 30%).
Setback requirements are met.
DECISION & CONDITIONS
Based on the above Findings of Fact, the South Burlington Director of Planning & Zoning approves
the site plan application of Cornerstone Construction, Inc. to amend a site plan for a 270,780 square
foot building consisting of 40,000 square feet of office use, 20,000 square feet of warehouse use, and
210,780 square feet of light manufacturing use. The amendment consists of constructing a 6'x 14'
accessory structure (smoking shelter), 30 Community Way, as depicted on a plan entitled "Burton
Snowboards South Burlington Vermont," prepared by Truex Cullins & Partners Architects, dated
October 1, 1997, with the following stipulations:
1) All previous approvals and stipulations which are not superseded by this approval shall remain in
effect.
2) For the purpose of calculating road impact fees under the South Burlington Impact Fee Ordinance,
the Planning Commission estimates that the accessory building will fit within the approved number
of trip ends for the property and therefore,,Arill generate zero (0) additional trip ends during the P.M.
peak hour.
3) Any new exterior lighting shall consist of downcasting shielded fixtures so as not to cast light
beyond the property line. Any change in lighting shall be approved by the City Planner for any new
building mounted lights prior to installation.
4) Pursuant to Section 26.105(a) of the zoning regulations, the Director of Planning & Zoning
grants the applicant a $120 credit for existing trees on the property.
5) The applicant shall obtain a zoning permit for the accessory building within six (6) months
pursuant to Section 27.302 of the zoning regulations or this approval is null and void.
6) The applicant shall obtain a Certificate of Occupancy/Compliance from the Administrative Officer
prior to the use of the accessory building.
7) Any change to the site plan shall require approval by the South Burlington Planning Commission.
