Project Description:
The South Burlington Elementary Schools Modular Addition (the Project) includes the placement of
four classrooms built from pre-fabricated building modules (i.e. “modular construction”) south of the
existing Orchard School building located at 2 Baldwin Avenue. Also included is the construction of a
connecting walkway to access the modular classrooms from the existing school, and associated site
work.
To the best of our knowledge, this submission complies with applicable review standards.

Project Schedule:
• Upon permitting approval and budget approval, this project will commence in Spring of 2023
with an estimated 3-month construction duration.
• Phasing is to be determined.
Site improvement cost is estimated at $120,000.
We kindly request waivers for the following items:
• Point-by-point lighting plan and cut sheets for all proposed outdoor lighting within the site:
Cut sheets for building-mounted lights included. WAIVER REQUESTED for point-by-point
lighting plan.
• Detailed specifications and locations of planting, landscaping, screening, and/or buffering
materials: WAIVER REQUESTED The new classrooms are intended to be temporary, to
address an immediate need of the school district. Since the plan is to address the classroom
needs in another way over the next 2-6 years, it does not make sense to install permanent
landscape plantings or screenings. We are requesting a waiver from this requirement. If
necessary, the waiver could be time-limited to 6 years.
• A list of existing vegetation: We have identified tree line and independent trees, but do not
yet have a full list of trees 6” or larger. We will collect this information and provide it prior to
the hearing.
• A written plan to preserve and protect significant existing vegetation during and after
construction: We will collect this information and provide it prior to the hearing.
• Detailed landscaping plan, specification of materials, costs, and phasing plan. Including
vegetation to remain, types of new plant materials by height and/or diameter at time of
planting,,,,: WAIVER REQUESTED Given the temporary nature of this project, no permanent
landscaping is proposed.
• Solar ready roof analysis report: WAIVER REQUESTED Given the temporary nature of this
project, a solar ready roof analysis has not been conducted.
