Etimated project construction schedule The consturction of the housing proposed and associated infrastructure is anticipated to take 7 years. The commecial and industrial areas have no structures proposed at this time and so no schedule is available. In general, the timeline will progress through the phasing plan sequentially, and we would expect infrastructure proposed in connection with the for-sale component to be complete within five years. On Plans as Applicable Lighting plan and cut sheets for all proposed outdoor lighting. No outdoor lighting is proposed except for sconces on single family,duplex homes and triplex homes. Given that so many homes are available on so many lots, it is impossible to determine with certainty what fixtures will be exactly where. Each lot can recevie multiple plans, with fixtures in different locations. The Applicant will certify and accept a condition of the permit that all outdoor lighting will comply with Appendix D. With no street lights or parking lot lights proposed, it is inconceivable that the 100 acres site will be over the allowable lighting maximum due to a few front porch lights limited to the R1 area. See Project landscape plans provided The extent and amount of cut and fill for all disturbed areas, including before-and-after profiles and cross sections of typical development areas, parking lots and roads, and including an erosion and sedimentation control plan, and proposed locations of sediment sink/setting pond and interceptor swales. The Applicant has spent a significant amount of time analyzing the cuts an fills associated with construction of the Project. Our current estimate is 93,000 cubic yards of cut (exclcuding the borrow pit) and 61,000 cubic yards of fill. The borrow pit is anticipated to be approximately 70,000 yards of cut, generating nearly 100,000 cubic yards of stone due to expansion from fragmentation. Full EPSC sheets are provided for the Project, attached. All homes will use garbage totes, that will be placed in the garage per the HOA documents. Estimate of all earthwork including quantity of material to be imported or removed from the site. The Applicant is proposing a net neutral site. The on site borrow pit and the on site fill area limiting material export and import.
