Yes, you have the right floor plan. You are also right about the architectural plan referencing an outdate civil drawing for
the walkway not leading to a door.
The day care and stairwell will share a common hallway leading to the exterior door facing the parking lot. The interior
layout for the day care is still being developed based upon the number of children in each age group.

Hey Andy, before I get too far, can you confirm if I have the right floor plans? I don’t actually see a door from the
parking area into the childcare area, just into an internal stairwell? Also it seems a bit odd that there is a sidewalk to
nowhere on the Garden St side, but I suspect that’s probably due to the arch plans using an outdated civil drawing as a
reference.

Attached is the FBC site plan application form and below is a link to the files for the FBC Site Plan Review amendment
application for 112 Garden Street.

As an informational exhibit, I’ve overlaid the previously approved and proposed site plan to highlight the plan
changes. The lighter version of the site plan is what was previously approved. The following summarizes the changes
between what was previously approved and this amendment application:
- The addition of a day care use on the first floor
- The interior reconfiguration of the first floor plan for the day care resulted in slight changes in the door locations
along Garden Street, as well as to the parking area behind the building.
- A ramp was added to provide an accessible route from the parking lot to the day care space
- A reduction in the number of dwelling units – from 131 units to 120 units
- A reduction in the building footprint – with roughly 24 feet removed from the southerly leg of the building
- Reconfiguration of the parking garage ramp, due to the modified building footprint
- Addition of a third utility vault near the trash/recycling enclosure
The reduction in the building footprint and number of dwelling units lead to a decrease in the construction cost,
landscape budget, and open space requirement. The pocket park on the west side of the building is unchanged. The
Large Development Area Open Space credit has been reduced, since the overall project open space requirement
decreased.
The previously approved exhibits have been updated to reflect the changes noted above. The rooftop visibility exhibit
has not been updated, since the location and size of the rooftop mechanical equipment has not changed.
Please confirm that the fee for this application will be $153. Once we have confirmation of the fee amount, we will
make payment online.

Subject: childcare & bike parking
Hi Ken, Andy,
We reviewed your question about what to consider childcare for the purpose of calculating bike parking. Educational is
meant to be a true school use as defined by the State Board of Education, while the daycare would be considered
“other.” This also fits with your concept of potentially converting it to something else in the future (though our
prediction is it’s more likely that you’ll want MORE space in the future!).
For a 6,000 sf childcare facility, 4 short term bicycle parking spaces, 2 long term bicycle parking spaces, one clothes
locker, zero changing facilities, and zero showers would be required.
