Introduction
This application involves construction of a mixed use, multi story building comprised of 120
dwelling units and 6,800 sf of non-residential space. The open space requirement will be met
using a combination of onsite and offsite open space elements.

Both open space elements are part of the public realm, meeting the requirements for non-
residential uses in the T4 transect (no public realm requirement for residential uses in the T4)

The applicant will utilize 3,408 SF of the open space credit associated with the City Stormwater
Park located off Market Street. The City Stormwater Park includes the following required
elements per LDR Appendix F:

A Pocket/Mini Park is proposed at the westerly end of the building. The Pocket / Mini Park
extends along the Garden Street frontage from the primary building entry, to the westerly project
(South Burlington City Center, LLC) boundary. Gravel wetland 5 is located to the south, and the
existing stormwater feature serving Healthy Living Market is further west. The Pocket / Mini
Park includes the following required elements per LDR Appendix F:
