If it isn’t too late I’d note one thing: The stormwater pond grading on the plans appears to be different from what is currently onsite. I don’t think it is accurately represented on the existing conditions, or other plan sheets. The pond, as currently constructed, appears to have been shifted west slightly such that it is in the area that is now a recreation easement. There isn’t a plat included with the plan set (sheet PL-1 is referenced) This topic has come to light as part of the City Center Path project that Ilona is currently working on. The changes to the parking Andy mentions were approved as part of the 303 Market Street approval in 2021. Hi Tom & Dave – A site plan review application was recently submitted for Prospect Place – a mixed use building proposed at 112 Garden Street in City Center. A total of 131 dwelling units and 1,800 – 6,000 square feet of commercial space (at street level) are proposed, in addition to parking, utilities, and other site improvements. While Planning & Zoning will be distributing this application for review, we wanted to provide the attached plans and offer to meet to review any questions or comments. A nearly identical application (#SP-20-006) was previously approved in 2020. However, due to the pandemic a zoning permit was not obtained prior to the timeframe established by the conditions of approval. The attached plans for the current application have been updated to reflect the construction underway at 303 Market Street (Union Place), and the integration of the parking and access between the two sites. If there are any components of the application that you would like us to forward – or questions that are not covered by the attached plans, please let me know. Note that after many years with Lamoureux & Dickinson, I am now working directly with Ken Braverman and Chris Snyder on this project, and several others – please note the new contact information.
