SITE PLAN APPLICATION #SP-11-61
FINDINGS OF FACT AND DECISION
30 Community Drive, LLC is seeking site plan approval to amend a previously
approved site plan for a 275,000 sq. ft. commercial, and industrial building
consisting of 129,343 sq. ft. of general office, 10,000 sq. ft. of warehouse use,
82,257 sq. ft. light manufacturing use, 10,000 sq. ft. indoor recreation use, 2,000
sq. ft. retail food establishment use, 41,000 sq. ft. research and testing laboratory
use and 400 sq. ft. of shot -order restaurant (accessory) use. The amendment
consists of constructing a 55' X 65' concrete pad to install an emergency
generator, 30 Community Drive
The Development Review Board held a public hearing on February 7, 2012.
Debra Bell represented the applicant.
Based on testimony provided at the above mentioned public hearing and the
plans and supporting materials contained in the document file for this application,
the Development Review Board finds, concludes, and decides the following:
FINDINGS OF FACT
1. 30 Community Drive, LLC is seeking site plan approval to amend a previously
approved site plan for a 275,000 sq. ft. commercial, and industrial building
consisting of 129,343 sq. ft. of general office, 10,000 sq. ft. of warehouse use,
82,257 sq. ft. light manufacturing use, 10,000 sq. ft. indoor recreation use, 2,000
sq. ft. retail food establishment use, 41,000 sq. ft. research and testing laboratory
use and 400 sq. ft. of shot -order restaurant (accessory) use. The amendment
consists of constructing a 55' X 65' concrete pad to install an emergency

2. The application was received on December 29, 2011.
3. The owner of record of the subject property is 30 Community Drive, LLC.
4. The subject property is located in the Mixed Industrial & Commercial Zoning
District.
5. The plans submitted consist of a two (2) page set of plans, page one (1)
entitled "GMCR Tech Park Data Center 30 Community Drive, South Burlington
VT", prepared by Trudell Consulting Engineers, and dated October 3, 2011.

The request involves the following improvements:
1. Placement of a 55'x65' concrete pad;
2. Placement of a 10'6" high generator on the concrete pad;
3. Installation of underground electrical and fiber optic service to the building;
4. Move and reconstruct existing berm to better screen the proposed
cabinets;
5. Planting of $7,470 in additional landscaping on the reconstructed berm;
6. Installation of a chain link fence (wish mesh inserts) to surround the
concrete pad. The height of the fence will exceed the height of the
transformer.
7. Installation of two transformer vault pads with transformers measuring
6'4"H - 6'6"W — 7'6"D.
DECISION
Motion by Roger Farley, seconded by Bill Stuono, to approve Site Plan
Application #SP-11-61 of 30 Community Drive LLC subject to the following
conditions:
All previous approvals and stipulations which are not superseded by this
approval shall remain in effect.
2. This project shall be completed as shown on the plans submitted by the
applicant and on file in the South Burlington Department of Planning and
Zoning.
3. The applicant shall obtain a zoning permit within six (6) months pursuant to
Section 17.04 of the Land Development Regulations or this approval is null
and void.
4. Prior to permit issuance, the applicant shall post a $7,470 landscaping bond.
This bond shall remain in full effect for three (3) years to assure that the
landscaping has taken root and has a good chance of survival.
5. The applicant shall obtain a Certificate of Occupancy from the Administrative
Officer prior to use of the generator and transformers.
6. Any change to the site plan shall require approval by the South Burlington
Development Review Board or the Administrative Officer.
