Looking at it this afternoon, it seems a little silly to cut off a portion of the paved area in the rear (would you keep those 2 storage containers? how would you access them if they became decrepit and had to be removed?) and to leave a skinny paved area west to the addition, but it does seem like it would be allowed. Keep in mind Williston Road is subject to a planned ROW, so I’d double check that you’re showing your front setback correctly, but even if you’re not meeting 30% coverage, the reduction of pavement in the front setback is great; thanks for including that. 7 I know you are trying to stay under 5k sf because of stormwater and because of DRB, but stormwater doesn’t trigger DRB in and of itself. If you wanted to get rid of some of those odd “leftover” areas, and that meant disturbing more than 5k by virtue of removing impervious but you stayed under 5k of new, DRB wouldn’t be triggered, and stormwater may not require full treatment. I show 1,077 SF of impervious area within the front setback to be removed and replaced with 4” of topsoil. This brings the front setback coverage under the allowed 30% (See Zoning Information Table). Construction costs are an estimated $350,000, coming out to a $9,500 required landscaping budget. Proposed are 5 yew shrubs ($100/shrub) and 9 common witch-hazel trees ($1,000/tree). The previous DRB approval did note that the front setback coverage was over the allowed 30%, so I’d ask that you to take out some of that front yard pavement and place your required landscaping in the newly reclaimed pervious area. Otherwise I think it’s all normal, though I’m happy to put eyes on the site plan before you finalize it (or put eyes on a box drawn on a plan). It includes all new standards, like habitat blocks and steep slopes. Your property does include a little steep slope, but like wetlands, our layer is just advisory and steep slopes should be field delineated. You can safely ignore the “newly regulated” layer; it was meant as a tool to show how much area is impacted by the proposed changes in regulation. PS Paul tells me the map crashes if you leave the steep slope layer on for too long, so you should turn it off when not in use. Hey Marla When I go on the interactive map on the City website there is a light blue shade for “Level 1:Habitat Block (11/5/21)” and a different pink shade for “Newly Regulated, outside SEQ-NRP and conserved areas”. What is the pink shade? Is that how far the City is proposing to expand an existing Habitat Block? Just trying to make sense of this as it will likely be a key contributor on whether or not our client is able to move forward with the addition.
