Subject: RE: Lindenwood Site application
Hi Christine,
I’ve taken a look at this and there are a few items which are not totally clear/complete. I understand we are expecting
some neighbor interest in the project. Because of these two factors, I’m not going to be able to put it on the 5/4 hearing
date, but I can offer you the 5/17 hearing. I’d like to do this as a draft decision, so let’s connect and see if we can get
these issues ironed out. Feel free to call; I tried you but I don’t think you’re in the office today. My direct line is 846-
4138.
Application Requirement Project-Specific Notes Response:
Boundaries and area of existing
subject property(ies), proposed
property lines, continues properties,
boundaries of all zoning districts,
transects, and overlay districts, and
all designations on the City's Official
Map, and lots within the proposed
subdivision numbered.
We do need a plan showing the
project area in relationship to the
overall property. This can be
something you do in GIS; doesn’t
have to be a civil drawing. I
understand the project from the
provided plans, but this is a
requirement we are strict about.
Please see the two Project Property
Map PDFs attached (with and without
satellite image).
Location of existing restrictions on
land, such as easements and
covenants.
Any? Please see Sheet 9 and Sheet 10 of
original submittal packet for all
easement information. The project is
located completely within the City
right-of-way on Lindenwood Dr, the
City-owned park parcel, and a City
drainage easement in the backyard of
a Brewer Parkway residence.
Existing water courses & buffers,
wetlands & buffers, base flood
elevations if located in an area of
special flood hazard, wooded areas,
ledge outcrops, and other natural
features.
The wetland buffer is 100-ft. I only
see a 50-ft buffer.
Please see “Wetland Impact Sheet w
Local” in original submittal packet.
2
Detailed specifications and locations
of planting, landscaping, screening,
and/or buffering materials.
I see one plant provided but no
information on what it is or how it will
be planted. I think some general
information about why there’s a
single plant proposed would be
helpful, in addition to the required
planting details.
Please see VTrans Standard E-1
attached. This tree planting standard
is referenced on the cover sheet
under the index of standards list. One
deciduous tree is proposed to replace
the one deciduous 6” maple tree that
is being removed.
A list of existing vegetation, with the
location, type, and size of existing
trees of six inches or greater in
caliper.
It is a bit unclear whether you’re
meeting this requirement. I see some
trees called out but then some
general wooded areas.
This project was surveyed per VTrans
standards which does not identify
individual trees in wooded areas. The
only tree greater than six inches being
removed is the 6” maple where the
pretreatment tank will be. Size and
type of trees along Lindenwood Drive
are called out on the plans – none of
these will be impacted by the project.
A written plan to preserve and
protect significant existing vegetation
during and after construction. Such
plan will be of sufficient detail that
the City of South Burlington will be
able to inspect the site during
construction to ensure that existing
vegetation is protected as per the
plan.
The proposed treeline is doubled, so
it is unclear where you’re proposing
the limit of tree clearing
Please see the Clearing Plan Sheet
attached which shows exactly where
the clearing is to occur. The protective
measures will be the PDF fence and
Barrier Fence as shown on the Sheet
14 and 15 of the original submittal.
