SITE PLAN APPLICATION #SP-18-03
FINDINGS OF FACT AND DECISION
Pizzagalli Properties, LLC, hereinafter referred to as the applicant, is seeking after -the -
fact approval to amend a previously approved plan for a 29,900 sq. ft. office building,
which consists of 28,116 sq. ft. of medical office use, and 1,784 sq. ft. of common area.
The amendment consists of: 1) installing an additional dumpster enclosure, and 2)
replacing one (1) parking space, 62 Tilley Drive.
Based on the plans and materials contained in the document file for this application, the
Administrative Officer finds, concludes, and decides the following:
FINDINGS OF FACT
1. Pizzagalli Properties, LLC is seeking after -the -fact approval to amend a previously
approved plan for a 29,900 sq. ft. office building, which consists of 28,116 sq. ft. of
medical office use, and 1,784 sq. ft. of common area. The amendment consists of: 1)
installing an additional dumpster enclosure, and 2) replacing one (1) parking space, 62
Tilley Drive.
2. The owner of record of the subject property is Pizzagalli Properties, LLC.
3. The subject property is located in the Industrial & Open Space Zoning District.
4. The application was received on January 17, 2018.
5. The plan submitted consists of a two (2) page set of plans, page one (1) is entitled
"Mountain View Business Park 62 Tilley Drive", prepared by Donald L. Hamlin Consulting
Engineers, Inc., dated 12/19/17, and last revised on 01/04/18.
DIMENSIONAL REQUIREMENTS
6. The only change will be to overall coverage which is increasing to 33.63% (maximum
allowed is 50%).
SITE PLAN REVIEW STANDARDS
Section 14.06 of the South Burlington Land Development Regulations establishes the
following general review standards for all site plan applications:
Only the standards below are affected by this application. All other standards will
continue to be met.

7. The applicant will comply with Section 13.14 of the LDRs to include the new type and
location for bicycle racks, to accommodate the partial requirement of four (4) (50% of
requirement) short-term bicycle parking spaces (the full requirement is six (6)
spaces). These bicycle racks must be on a paved surface of at least 2' X 6'.
8. One (1) parking space is being added to the side of the building to replace the one
lost due to adding the additional dumpster enclosure. The vehicular parking
requirement is 141 spaces and there are 141 parking spaces available, including
eight (8) handicapped spaces. The project information notes relating to parking need
to be updated to reflect the accurate parking requirement and the accurate number
of parking spaces on the lot.
DECISION
Based on the above Findings of Fact, the Administrative Officer herby approves site plan
application #SP-18-03 of Pizzagalli Properties, LLC, subject to the following conditions:
1. All previous approvals and stipulations which are not superseded by this approval
shall remain in effect.
2. This project must be completed as shown on the plan and shall be on file in the
South Burlington Department of Planning and Zoning.
3. The plans must be revised to show the changes below and will require approval
of the Administrative Officer. Three (3) hard copies of the approved revised plans
must be submitted to the Administrative Officer prior to zoning permit issuance.
a. The project information notes relating to parking must be updated to
reflect the accurate parking requirement and the accurate number of
parking spaces on the lot.
4. The applicant must obtain a zoning permit within six (6) months pursuant to
Section 17.04 of the Land Development Regulations or this approval is null and
void.
5. The applicant must obtain a Certificate of Occupancy from the Administrative
Officer upon completion of the installation of the site modifications.
6. Any change to the site plan will require approval by the South Burlington
Development Review Board or the Administrative Officer.

by filing a Notice of Appeal with the secretary of the Development Review Board. This
Notice of Appeal must be accompanied with a $233 filing fee and be filed within 15 days
of the date of this decision.
