Marla,
Comments on the preliminary plat application for SD-22-03:
1. The applicant acknowledges that the proposed new roads are private and are not intended to become
public streets.
2. If not already obtained, the project will need a wastewater allocation from the City.
3. The proposed pump station and wastewater piping will remain privately owned to the point where it
connects to the City owned wastewater system.
4. Consider extending Private Road B to provide better access for service vehicles to the pump station.
5. Who owns the “inactive pump station” shown on the plat (see note 10)?
6. The plat shows a 20’ sewer force main recorded at Book 421 Page 382. I have not had time to confirm
that this is a City owned force main. If it is not, we can’t give permission for the applicant to connect to
it.

Hi everyone,
This application will be reviewed by the Board at the March 15 DRB hearing. This project involves construction of 2
private roads teeing into a somewhat hilly public road. We’ve already reviewed the sketch plan, so this should look at
least somewhat familiar. Please provide comments by this Friday 3/4.
Just a reminder, comments you provide are inserted directly into the staff report for the project, so please frame your
response for public consumption.
Project Description
Preliminary plat application #SD-22-03 of Rivers Edge Building Development, LLC for the 3.6 acre “Park Road Area”
phase of a previously approved master plan for a 450-acre Golf Course and 354-unit residential development. The

planned unit development consists of consolidating three existing lots for the purpose of constructing fourteen
dwelling units in two-family homes on two private roads, 1170 & 1180 Dorset Street.
