Hello David,
I am good with this layout as proposed. Throughout the process it should be continually mentioned these are to be
private streets and I’d like to see that stated in the DRB’s approval as well.
You state below that, “the sight distances in both directions from both entrances will meet and/or exceed intersection
sight distance standards.” Can you please ‘show the math’ on this so to speak so we can have it on the record.

We need to submit the Park Road project for “Preliminary” by February 3rd to not revert back to Sketch Plan, so much
appreciated. But, now that I know your still there, you may recall we have two short Private cul-de-sacs (see attached).
The upper one serves 8 Units and is directly across from the upper approved entrance for the Blackrock project and the
lower one serves 6 Units. At the Sketch level discussion included whether one access could work and the separation
between the two roads.
The number of Units off a Private Road, Geometry, north/south ledge above the lower road, a 12’ elevation drop and
the fact that the Court settlement approved 15 Units for this parcel (we can only fit 14) preclude a single access. In
general, I recall and recent review of the minutes suggest that the majority of the Board accepted these reasons along
with the low number of Units being served by each Private Road. Since Sketch we have increased the separation
between the two entrances to 133’ and per the attached the sight distances in both directions from both entrances will
meet and/or exceed intersection sight distance standards.
While the separation is not ideal, due to the above and the low number of Units / low traffic and the fact that nearly all
turning movements will be right hand turns into both roads and left hand turns out (upper Blackrock entrance will also
be to and from Dorset Street) we do not see a safety concern with the proposal.
Could you please consider the above and attached and provide comment? Thank you in advance and please call if you

We’re preparing our Preliminary Plan application for 1170 & 1180 Dorset Street and are seeking Preliminary Water /
Wastewater Allocation. Please see attached Allocation Application request.
The proposal is for 14 – 4 Bedroom Single Family homes with connections to municipal water and sewer. I attached our
Sketch Plan for your reference.
We’re are planning on submitting our Preliminary Plan to the City by the end of January. Please Let me know if you have
