It seems that each of the items below, except 2, could be resolved with the language you suggested in 1b, which is "The Applicant shall update the remaining plan sheets to reflect the 2 program shown on plan sheet EXB-200A." This would include any plans, tables, and/or other information that needs to be coordinated. If this strategy was applied, here are some thoughts for consideration ... 1a - Unclear where the areas in question are. Any sketch you could provide would be extremely helpful in speeding up the process. 1b - Apply the note above. 2 - Correct, the recreation amenity will not be included in the project. Landscaping will be provided as originally submitted. 3 - Apply the note above. 4 - Landscaping will be installed as originally submitted prior to the recreation amenity. We have reviewed the revised materials and feel we need additional information on four items in order to recommend the Board close the hearing after discussion. 1. Site plans – for option 3, without any judgement because I completely understand, exhibit B doesn’t tell the whole picture. a. it appears there are some places on the site plan where lines are not closed and it’s difficult to tell what is currently proposed (for instance on the west side of the private road near the northwest corner of the building) b. piping is not shown on that sheet, so it is unclear which elements of the stormwater management system are proposed to be installed (for instance, there are catch basins in areas not shown for development) If the Board approves Option 3, my objective is to be able to write a condition that says something like “the applicant shall update the remaining plan sheets to reflect the program shown on plan sheet EXB- 200A.” Understanding that you are unlikely to be able to provide a plan that perfectly clarifies the program in the available time, it may be beneficial and/or more expeditious to provide a narrative description of the intention with respect to each type of site feature (utilities, roads, sidewalks, lighting, grading, etc) to account for elements that are inadvertently left unclear on the plans. 2. Recreation amenity – for option 3, are you proposing to remove the previously proposed recreational amenity from the Williston Road street frontage? 3. Lot coverages – for option 3, please provide updated proposed lot coverage. 3 4. Landscaping - for option 3, please explain in words what you are proposing with the revised landscaping plans. What has changed from the previously provided plans? Please provide an updated landscaping cost estimate. In terms of timeline, the sooner the better. I will be publishing the packet next Wednesday and just as you need time to complete work, we also need time to review the submission. My best suggestion is to keep me posted on how things are going and whether there are any hiccoughs that we can find an alternative solution for.
