HomeMy WebLinkAboutSP-98-0000 - Decision - 0041 Commerce Avenue�1 I FINDINGS OF FACT & DECISION STATE OF VERMONT COUNTY OF CHITTENDEN CITY OF SOUTH BURLINGTON Re: Findings of Fact, application of Joe Eddy Holding LLC to amend a previously approved plan for a 14,000 square foot building for a multiple of commercial and industrial uses for a multiple number of tenants. The amendment consists of making landscaping and site modifications, 41 Commerce Avenue. On the —eday of August, 1998, the South Burlington City Planner approved the request of Joe Eddy Holding LLC to amend a previously approved site plan site plan under Section 26. 10 of the South Burlington Zoning Regulations based on the following findings: 1. This project consists of amendmg a previously approved plan for a 14,000 square foot building for a multiple of commercial and industrial uses for a multiple number of tenants. The amendment consists of making landscaping and site modifications. The only issues affected by the application are overall coverage and landscaping. 2. This property located at 41 Commerce Avenue lies within the IC District and Airport Approach Zone. It is bounded on the north by Commerce Avenue, on the west and south by undeveloped lots and on the east by an industrial bulldig. 3. Coverage: Building coverage is 29.9% (maximum allowed is 30%). Overall coverage is 68.9% (maximum allowed is 70%). Front yard coverage is 29.9% (maximum allowed is 30%). 4. Landscaping: The revised landscaping meets the miruimum landscaping requirement of $6000. DECISION & CONDITIONS Based on the above Findings of Fact, the South Burlington City Planner approves the site plan application of Joe Eddy Holding LLC to amend a previously approved plan for a 14,000 square foot building for a multiple of commercial and industrial uses for a multiple number of tenants. The amendment consists of making landscaping and site modifications, 41 Commerce Avenue, as depicted on a plan entitled "Ethan Allen Farms Industrial Subdivision South Burlington, Vermont E&M Mechanical Inc. Site Plan - Lot #28 41 Commerce Avenue," prepared by Lamoureux, Stone & O'Leary Consulting Engineers, Inc., dated 11/3/97, last revised 7/20/98, with the following stipulations: 1) All previous approvals and stipulations which are not superseded by this approval shall remain in effect. 2) Any change to the site plan shall require by the South B4prmgton City Plafiner Date lington Planning Comrmission.
