On the 23rd of August, 1994, the South Burlington Planning Commission approved the request of Leonard Charland for site plan review under Section 19.10 of the South Burlington Zoning Regulations based on the following findings: 1. This project consists of amending a previously approved site plan to expand the parking area for a manufacturing and warehouse building. Staff discovered the parking area was expanded without site plan approval and requested the applicant obtain approval from the Planning Commission. This site was approved on 7/13/93. 2. This property located at 38 Commerce Avenue lies within the I-C District. It is bounded on the north by Ethan Allen Drive, on the east by an industrial building ( Top Shop) , on the south by Commerce Avenue and on the west by a warehouse/office building under construction. 3. Access/circulation: Access on Commerce Avenue. There is no changes proposed. Circulation is adequate. is provided by a 30 foot curb cut access to Ethan Allen Drive. No 4. Coverage/setbacks: Building coverage is 12% (maximum allowed is 30%). Overall coverage is 52.4% (maximum allowed is 70%). Front yard coverage is 28.3% (maximum allowed is 30%). Setback requirements are met. 5. Landscaping: Minor landscaping revisions were made. Some plantings were relocated and 10 additional Junipers will be added. Some of the landscaping along the west boundary has not been planted due to the concern that the adjacent construction project would damage the plants. This landscaping will be planted after completion of the construction project. 6. Parking: This project requires a total of 10 parking spaces and 12 spaces are being provided including one (1) handicapped space. The expanded parking area is located at the rear of the building. 1 DECISIONS & CONDITIONS Based on the above Findings of Fact, the South Burlington Planning Commission approves the site plan application of Leonard Charland to amend a previously approved site plan to expand the parking area for a manufacturing and warehouse building, 38 Commerce Avenue, as depicted on a plan entitled "Lot 15 Ethan Allen Drive, 500 S.F. Sheet Metal Fabrication Building," prepared by Jim Wood, with a last revision date of 8/3/94, with the following stipulations: 1. All previous approvals and stipulations which are not superseded by this approval shall remain in effect. 2. The applicant shall obtain a zoning/building permit within six (6) months or this approval is null and void. 3.
