Re: Findings of Fact, application of Rene Berard for construc-
tion of a 13,600 square foot building (7,600 square foot building
footprint) for storage use, lot 14, Ethan Allen Drive.
On the 13th of June 1989, the South Burlington Planning Commis-
sion approved the request of Rene Berard for site plan approval
under Section 19.10 of the South Burlington Zoning Regulations
based on the following findings:
1. TRAFFIC ACCESS: Access is provided by a 36' wide curb cut on
Ethan Allen Drive. A second access is provided by a 36' wide
curb cut on Commerce Avenue. These access points are not con-
nected.
2. CIRCULATION AND PARKING: Circulation is limited to either
side of the building, which is in the center of the lot. Twenty
parking spaces are proposed; thirteen are required.
3. LANDSCAPING & SCREENING: The applicant shall post a $6,700,
3-year landscaping bond prior to issuance of a building permit.
The dumpster will be screened with a 6' high wooden fence.
4. OTHER: A sewer allocation of 255 gpd is granted based on the
estimated 17 employees. The applicant shall pay the $2.50 per
gallon fee prior to permit.
5. OTHER: The applicant shall contribute $1,800 to the City's
sidewalk fund.
6. OTHER: The plan shall be revised to show the proposed drain-
age system as shown on the sketch dated 6/13/89. This plan shall
be submitted to the City Planner for approval prior to permit.
7. OTHER: The applicant expressed that 1,600 square feet is to
be devoted to office use. It is the applicant's responsibility
to come before the Commission for approval if the square footage
for office use changes by more than 25%.
8. OTHER: Based upon expressed representation of the applicant,
there will be no outside storage. The zoning permit shall be
obtained within 6 months or this approval is null and void.
