Dear Marla,
At the City's request, Catamount Consulting Engineers, PLLC (CCE) performed a brief
site evaluation and measurements on the existing structures located at 30 Myers Ct. in
South Burlington, VT. The site visit was conducted on December 4, 2018. The intent of
the evaluation was to measure the height of the existing primary and accessory structures
related to existing and preconstruction grades to assist in the City's review of application
CU-18-12.
The results of this exercise provided us with the following information —
• Accessory Structure —
o The average building height related to existing (post construction) grade
was measured at 16' 5-3/4".
o The average building height related to pre -construction grade is estimated
at between 17' to 18' .
• Primary Structure —
o The average building height related to existing (post construction) grade
was measured at 14' 2".
o The average building height related to pre -construction grade is estimated
at between 16' to 17'.
Our process for establishing the existing (post construction) building heights was to
locate and measure the midpoint of the roof to the bottom of the structure siding. The
siding was relatively level and consistent around the perimeter of each of the two
structures. From there, we measured the height from the siding down to the finished
grade at each of the four corners of the two structures, averaged these four measurements
for each structure and added it to the height of the siding to the midpoint of the roof.
Estimating the preconstruction grades for both the original and new structures was a more
difficult task. Independent of the backfill placed around the two structures, there appears
to be a history of grade adjustments and fill being placed on the property. We were also
not sure what time frame is appropriate for establishing pre -construction grade. While on
site, we had recommended to the applicant, that if they had any photo evidence
supporting their claim of higher preconstruction grades, they should supply those as
supplemental evidence to their application.
We hope this report helps the City's review of application CU-18-12. If you have any
