On the 22nd day of September, 1997, the South Burlington Zoning
Board of Adjustment heard testimony regarding the conditional use
application of Randy Berard and Daniel Gerard, 34 Commerce
Avenue.
Based upon the testimony provided at the above mentioned public
hearing and the documents submitted to the Zoning Board of
Adjustment which are contained within the "document file" for
this application, the Zoning Board finds, concludes, and decides
as follows:
FINDINGS OF FACT
1) The area in question is zoned I-C District.
2) Section 15.20 Conditional uses, sub -section 15.226 provides
for long term parking and Section 15.205 automobile service,
requiring approval by the ZBA.
3) The building in question is a 601x 1001 two story structure
of which the lower level (6000 square feet) is proposed by
the application for automobile storage and car care.
4) The upper level is occupied as a storage/distribution
facility.
5) The lot contains 40,680 square feet frontage on Ethan Allen
Drive and Commerce Avenue.
Conclusion
1) The land use permit issued for this property granted 255 gpd
of sewer allocation and 66 vehicle trip ends. No additional
sewer is required and the estimated daily trip ends would
not exceed 20 trips.
2) The applicant testified that the general character of the
area is industrial and that auto storage is a compatible
use.
3) The length of stay would average 4 to 10 days. Maximum
number of vehicles on site at any one time would not exceed
50.
4) Maximum of ten (10) employees in building.
5) Peak hours of operation are 5:00 A.M. to 7:30 A.M.
(incoming) and 7:00 P.M. to 10:30 P.M. (outgoing).
6) Auto service proposed is car washing & interior cleaning, no
oil/lube conducted on site.
Based upon the findings and conclusion setforth above, the Zoning
Board of Adjustment hereby grants the applicant's request to
operate an auto storage/car care facility located at 34 Commerce
